The legal descriptions submitted with the application are accurate and meet the requirements of the City of Meridian and State Tax Commission. 2. The subject properties are within the Urban Service Planning Area and designated as Existing Urban in the Comprehensive Plan. 3. The subject properties are or can be adequately served by public facilities. (See Site Specific requirement #5) 4. If rezoned to C -G, the subject lots and existing buildings would conform to all required minimum yard, bulk and lot standards. (Note to Applicants: The final draft of the new landscape ordinance requires a 35 -foot landscape setback beyond the right-of-way along principal arterials, which will effect the future minimum front setback for buildings in Lot 18 and 21, Block 3.) 5. I have reviewed them for compliance with our previous review comments and the contents of my project file and find that they conform, with the exception of two minor comments as noted by sticky note on mylar Sheet No.1, and are as follows: 1. Provide a 20 -foot wide water line easement to Lot 3. Approximate centerline to be 35 feet south of the easement angle point shown on the plat. 2. Insert the recording number for the Development Agreement, as set forth in Note No.1. I do not have information available for landscaping/sprinkler system areas or unit costs of landscaping and sprinkling systems so I cannot confirm the bond amounts they have submitted. It does appear, from the plans I have, that the block wall length is 70 feet more than Tom Bauwens has listed in his letter. I did talk to Tom, via telephone, and he said he was using the unit costs for landscaping, sprinkling and block wall that they experienced on the first phase. I have signed the plat with the understanding that Tom Bauwens will have the two minor additions made to the plat prior to its recording. I have confirmed that with him by telephone.
