RE: CONDITION USE APPLICATION - 203 S. MAIN STREET, TATES RENTS
The applicant is requesting a permit for Conditional Use of the property located at 203 south
main Street, Meridian Idaho, for an Equipment Rental and Service Business (TATES RENTS). The
current City of Meridian Zoning Code requires a Condition Use permit for this type of business
in a C-G (General Commercial) Zone.
The applicant has recently acquired the property and is planning on renovating the existing
8,000 sq.ft. building, and adding approximately 5,000 sq.ft of additional building to the west. A
new 800 sq.ft. enclosed wash bay will be added to the north side of the existing building. The
applicant is also planning extensive site improvement's to facilitate their business, including a
new covered canopy,, perimeter fencing to secure and screen their yard, and resurfacing
existing asphalt. New landscaping will be added to the east and west sides of the property
abutting Meridian and Main streets to meet the city landscape buffer requirements.

Meridian City Code requires an opportunity for a meeting between the applicant of a development
proposal and the residents of the neighborhood in which the development site is located. The meeting
shall occur prior to formal submittal of the development application to the City. This letter is such notice
of an opportunity to review and discuss briefly discuss proposed project. This is not a public hearing;
public officials will not be present. If you have any questions regarding this Meridian City Code
neighborhood meeting requirement, please contact the Meridian Planning Division Department at 208

Project Description:
The new owner, Tates Rents, of 203 S. Main Street will be submitting an application for Conditional Use.
The owner will be renovating the existing building for a Rental Store use.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-SA-SD, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-SA-5.
