RE: Response to Staff Report for Bienville East Sub.
I have reviewed the Staff Report and concur with the report and agree with the Conditions of Approval with the
exception of 1.1.1 Add New Language in Section 5: The applicant shall construct all remaining street segments
(W Bourbon Lane and N. Cajun Court) with the first phase of development. We understand the need for connectivity and
are agreeable to constructing the street sections. Due to not knowing where the curb cuts for lot 1 will be or the curb cut
for lot 26 Bienville Square (to the east of N Cajun Court), our request is to modify the condition as follows:
1. Construct W. Bourbon Lane from the proposed terminus as asphalt only with gutter and landscape strip on the
south side only through the curve meeting N Cajun Court in Phase I.
2. Construct N Cajun Court from the current terminus to W. Bourbon Lane as asphalt only in Phase I.
3. Construction of the curb, gutter, sidewalk on the north side of W. Bourbon Lane and the west side of N. Cajun
Court to be constructed upon development of Lot 1 (Phase II).
4. Construction of the curb, gutter, and sidewalk on the east side of N. Cajun Court to be constructed upon
development of Lot 26 Bienville Square located east of the street.
We feel that this recommendation would provide for the connectivity of the area while being more cost effective for the
development of Lot 1 and Lot 26. I have attached a plan depicting the above listed modification.
