Idaho Ave. Meridian, Idaho 83642 RE: Scentsy Campus North & South Preliminary Plat —Letter of Intent Dear Mayor and Council, As representative for Hot 1 LLLP, please accept this application for the Scentsy Campus North & South Preliminary Plat, located at 2701 E Pine Ave, which is on the Southwest corner of Eagle and Pine Streets in Meridian, Idaho. This application includes a preliminary plat for 7 commercial lots. The property contains 60.7 +/- acres zoned C-G/I-L and currently has water, sewer, joint trench and pressurized irrigation constructed to and sized in anticipation of this use. There is a Development Agreement associated with the land outlining opportunities and constraints which we have adhered to. This letter is included with the land use application for preliminary plat, together with filing fees and various exhibits. The enclosed application has been submitted in accordance with the requirements of the Meridian City Unified Development Code. The submitted preliminary plat has been designed in compliance with the UDC. Total landscape/open space far exceeds any city requirements. In addition to the common areas open space there are several water features, extensive pathways, berming along Eagle and Pine Avenue and extensive plantings that frame out the parameter and define the interior of the project. We feel that this will be a highly used area for Scentsy employee as well as others. Drainage has been handled by on-site detention areas and is designed to the standards of all appropriate regulatory agencies. A pressure irrigation system has been constructed as part of the development, providing irrigation for all lots within the development. In conclusion, the Scentsy Campus North & South is a quality addition to the City of Meridian.
