Pine Street Gentlemen: On behalf of the Iron Mountain Real Estate LLC, please accept the following applications for Rezone of .58 acres from LO to R-15. Also CU approval of the site plan for Lots 2 & 3, Block 1, of the Rockcreek Subdivision, with afour-plea being built on each lot. Rezone: The proposed rezone is compatible with the Future Land Use Map designation of High Density Residential for the area south of Pine Street. In Meridian's original approval of the Rockcreek Subdivision, Lots 2 & 3, Block 1 were proposed by the Developer to be zoned with a LO Zone. The remainder of the subdivision zoned with R-15 for amulti-family use. The owners have not been able to find a buyer who wants to use these lots for an LO use. Consequently Iron Mountain Real Estate LLC is proposing rezoning the lots to an R-15 zone. CU: Iron Mountain Real Estate LLC's proposed site plan consists of a four-plex unit being constructed on Lots 2 & 3, Block 1 of the Rockcreek Subdivision. The Site Plan includes the use of the existing off street parking area with 16 parking stalls, two of which are ADA accessible. Also, all utilities exist to these two lots, including pressure irrigation from the Rockcreek HOA. There is existing landscaping between the existing parking area and W. Pine Street. The building pads and entrance to the rest of the Rockcreek Subdivision is also currently landscaped. We therefore request approval to build afour-plex on each of the two remaining lots.
