RE: Hacienda Subdivision No. Two and Three -Preliminary Plat
To whom it may concern:
The proposed development is for the replatting of the existing lots 2-18 and 22-33, block 6, of Hacienda Subdivision. The
existing townhome lots are to be replatted as patio home lots with minimum lot size of 5,000 sq. ft. and minimum lot
width of 50'-0". This will remove four of the existing landscape lots, however the total overall landscape common area
will be 14% after this modification. The number of dwelling units will be decreased by 8 therefore a traffic impact study
will not be required by ACHD.
Easements for public utilities shall be provided as required by the reviewing agencies. At this time all public utilities are
contained within the public right-of-way or through dedicated common area lots, as shown on the preliminary plat
drawing. The existing utilities will be modified as required by the city public works department. Existing roadway and
storm water improvements will remain undisturbed.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-SA-SD, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-SA-5.

Jon and Clint, Hacienda Subdivision No. 2, 3, and 4 would be acceptable names for the subdivisions. The lots are not
contiguous so they will require a separate plat for each set of lots. The lot numbering can get a little difficult at times but I
will take a look at it and send you my thoughts about it in a bit. Also, the HOA lots that appear to be walking paths or
some kind of pedestrian pathway, are these supposed to be a part of larger pedestrian pathway system? Usually
Meridian has some kind of a development agreement for these kind of pathways. But, maybe not. Thanks, Jerry.
