The Paramount planned unit development approved alley loaded lots. Paramount has planned and designed this product in this 261ot residential Paramount #13 phase. In some instances, plans and builder designs request attached garages which necessitate a zero lot line and elimination of the 5' public utility and drainage (PUDI) easement on some lots. For this purpose at the Final Plat Heazing, Paramount requested that we remove the PUDIs from the recorded final plat and approach the City with those zero lot line plans at a future date when known from builders for the strategic placement or elimination of these PUDIs for the alley loaded product. At that hearing, it was determined that the CZC process would fulfill P&Z and PWD requirements for this PUDI placement process. We confirm in writing that conformance with the approved final plat conditions have been accomplished in Paramount Phase ] 3 with the submission of this CZC application to the best of our knowledge. Furthermore, we meet all requirements and/or conditions set by the City relating to the preliminary plat approval. Also, we have met all requirements and provisions of the UDC and have done sousing acceptable engineering, architectural and surveying practices and local standards.
