This letter outlines my review and approval notes of the Planned Sign Program. The number and types of approved signage are as follows: Center / Commercal Sipns (the free-standing tenant sign on S. Adkins) • ~ Total # of allowed Center/Commercial type signs =1 • YESCO is applying for this sign with the Planned Sign Permit and it is approved by P&Z. all Si ns • No wall signs were proposed or approved under this application. Future tenant signs will require separate sign permits. • Future proposed wall signs must be consistent with each other in design (i.e. cabinet style, pan- channe! letters, etc.) • In no circumstance shall the combined wall sign background area be allowed to exceed 18% of a sing{e wall face. Sipn Setbacks The setback for the Center Sign is approved as shown on the Site Plan. A. GENERAL REQY)IREIKENTS 1. No exterior sign shall be permitted without the prier written consem of the Owner. 2. Tenant shall submit to the Owner for approval befoce fabrication a copy of detailed drawings indicating the location, size, layout, design and color ofthe Tenant's proposed sign(s), including all lettering andlor graphics. 3. All governmental permits for the Tenant's sign(s) shall ,be obtained by the Tenant. 4. Installation of the Tenant's sign(s) shall be in strict cotttpliance with all building and electrical codes. S. All signs shall be constructed and installed at the Tenant's expense. 6. Owner may provide, at their discretion and expense, suitable Wall signage for West elevation of building, 7. Tenant may provide on one facade of the Prenuses a suitable exterior sign(s) of such size, design and character in such location, as Owner shall approve in writing. Z. If allowed space on freestanding sigh decoration will be the responsibility of the Tenant and may only be applied following Owner approval. Decoration costs will be the responsibility of the tenant. 3. No sign perpendicular to the face ofthe building or storefront will be permitted. 4. Tenant's sign(s) are to be centered top to bottom and side to side on the side band directly above their lease space. Under no circumstances will they be allowed to extend beyond their lease frontage or above or below the designated sign band. Signs may not be placed on rooftops or canopies. C. DES1(GN AND STYE REQUIREII~ENTS 1. The design of all signs, including style, placement and height of lettering, size, color and materials, method and amount of illumination shall be subject to approval of owner. 2. No exposed lamps, tubing, animated, flashing, audible signs, exposed crossovers or raceways, conduit or brackets will be permitted. All cabinets, conductors, transformers and other equipment shall be concealed. Temporary signs and banners are prohibited as are any and all free standing signs be they temporary such as sandwich boards or permanent such as pylon or monument signs without permission from Owner for the purposes of advertising the building and/or it's tenants. D. CONSTRUCTIQN REQU>[HEMENTS 1. Exterior facade signs exposed to the weather shall be mounted to permit proper dirt and water drainage away from the building unless otherwise directed by Owner. 2. Location of all openings for conduit in sign panels or building walls shall be indicated by the sign contractor on drawings submitted to Owner. All penetrations of the building structure required for sign installation shall be neatly sealed in watertight condition. No label will be pernuttcd on the exposed surface of signs except those required by local ordinances, which shall be applied in sn inconspicuous location. 3. All electrical signs must be u.l. approved and carry a u.I. label. E.1VIX.SC]E;l(.)LA.NEOUS~REQUlREMENTS 1. In the event Tenant has a door for receiving merchandise only, Tenanrt's name may be uniformly applied on said dour in a location as directed by the Owner, in a plaque design. When more than one tenant uses the same door, each name maybe applied. 2. Tenant shall be fully responsible for the operations of Tenant's sign contractors and Tenant shall indemnify and hold Owner harmless from any acts or omission of tenant`s sign contractors. 3. Tenant shall, at the termination of this Lease, remove Tenant's sign and repair any damage area and restore the building to its original condition when Tenant's sign was erected. 4. The preferred signage contractor for this project is Young Electric Sign Company. While not required to utilize their services, they are aware of our signage criteria.
