Re: Approved Sign Program for The Portico at Meridian
Angelina Bunnell of Young Electric Sign Company submitted a Planned Sign
Program (PSP) application for the The Portico at Meridian (Gardner-Ahlquist
Gateway Subdivision No. 1 and No. 2). This letter outlines my review and approval
notes of the Planned Sign Program.
The number and types of approved signage are as follows:
Center Signs
• One center sign, not to exceed 35 feet in height and a maximum of 200 square
feet in background, shall be allowed with an approved permit. The center sign
has been approved with a separate sign permit.
Subdivision Identification Sign
• One subdivision identification sign, not to exceed 65 feet in height and a
maximum of 200 square feet in background, shall be allowed with an approved
permit. The subdivision identification has been approved with a separate sign
permit.
• The background area of the approved subdivision identification sign shall be
subtracted from the allowable background area for the center sign (UDC 11-3D-
9D.2b).
Wall Signs
• Future proposed wall signs must be consistent with each other in design. a b
Illuminated wall signs shall be dimensional /individual letters. Sculpted and/or ~ '
bullet cabinets are allowed, but shall be secondary in nature.
• No wall signs are approved with this application.

• Future tenant signs will require separate sign permits.
Freestanding Signs
• Freestanding signs, not to exceed 10 feet in height and a maximum of 70 square
feet in background, shall be allowed with an approved permit. Two freestanding
signs have been approved with a separate sign permit.
• One freestanding sign per building will be allowed.
• Future tenant signs will require separate sign permits.
All future and proposed signage must be in compliance with UDC 11-3D.

This criterion has been established for the mutual benefit for all tenants. Conformance will be
strictly enforced and any non-conforming or unapproved signs must be removed or brought into
conformance at the expense of the tenant.
A. GENERAL APPROVAL REQUIREMENTS
1. Before fabrication, each tenant shall be required to submit signage plans to the
building's managing entity for written approval. A sign permit application
including: at least two copies of detailed color drawings indicating location,
layout, design and color of the proposed signs, including all lettering and or
graphics with complete specifications drawn to scale accompanied by the written
approval of the managing entity, shall be submitted to the City of Meridian for
approval.
" 2. All signs shall be in compliance with the criteria stated herein as well as Meridian
City Code. In cases of any conflict between Meridian City Code and the criteria
specified herein, the more restrictive requirements shall apply.
3. All permits for tenant's signs and their installation shall be obtained by tenant or
tenant's representative and shall conform to all local building and electrical codes
as well as the criteria set forth hereafter.
4. All tenant signs shall be designed, constructed, and installed at tenant's expense.
5. No exposed conduit, brackets, fasteners or wiring of any type will be permitted.
No raceways will be allowed by landlord or permitted.
6. All signs shall meet Underwriters Laboratories and National Electrical code
requirements.
7. Tenant shall be required to fulfill all the requirements of these criteria.
B. NUMBER, LOCATION, DESIGN AND CONSTRUCTION OF SIGNS:
1. The development signage will consist of one subdivision identification sign (Sign
A attached), one center sign (Sign C attached), and one double face tenant sign
(Sign B attached).
2. Each individual building shall be permitted one freestanding monument sign per
written landlord approval and design attached (Sign E) not to exceed 5' overall
height and 14.04 sq. ft tenant panel. (Excluding Buildings A, B, K, & L on site
plan attached.)
3. Tenants shall be permitted a maximum square footage calculated as 18% of the
elevation's wall area. Wall area shall be calculated at the height time's length (H
x L) of the tenant's elevation. If tenant's building has a freestanding sign,
maximum allowable square footage shall be reduced by 50%. ~~

4. Tenants in "Building D" designated on site plan attached are allowed a maximum" ~ e. ~ ~'
square footage of 35% of the designated sign band area per landlord approval, and ~ ~ ~
no monument sign is allowed or permitted for this building. ~~,,~.h ~
5. Exterior wall signs shall be individual channel letters with plex faces, internally
illuminated with neon or L.E.D., and installed flush to the fascia. Sculpted and/or
bullet cabinets are allowed, but shall be secondary in nature.
6. Any other signage such as temporary grand opening, etc. shall be approved by
landlord prior to installation and comply with Meridian City Code.
7. Any signage on doors or windows shall be approved by landlord prior to
installation and comply with Meridian City Code.
C. MISCELLANEOUS REQUIREMENTS:
1. Tenant shall be responsible for the operations of tenant sign contractors. Tenant
and sign contractor will be liable for any actions committed during installation or
service of signage.
2. Tenant or his representative shall be responsible for cost of maintenance, service,
repair or replacement of tenant's sign, time clock or electrical wiring.
3. Tenant shall be required to keep his/her sign in working order and all surfaces
shall be maintained in good condition. Tenant shall also be responsible for any
repair or painting for wall upon leaving of said space.
4. Upon termination of their lease, the tenant or managing entity shall neatly seal all
penetrations of the building structure in a watertight condition that matches the
texture, color, and material used in the construction of the building.
