Paramount Village will represent all tenants on one (1) 13'5" x 10' 8" o.a. monument sign with internally illuminated 7' x 7'6" tenant display as per attached with no logos or colored copy allowed---all copy to be black vinyl. 2. Each of the (4) large Type A buildings to have a single sided 5' x 5' o.a. monument sign which will allow tenant identification within the building-specifications as per attached. Each tenant is allowed vinyl lettering -2" standard Helvetica copy- subject to approvals required by the Declaration -no logos will be allowed and each tenant to occupy one division of the available space of the monument. Final location to be determined by individual building requirements. 3. The Type B buildings will share one monument per four buildings with the same specifications as the Type A. 4. Each Type A building will have sign opportunities on each side of the building within the designated areas and square footage allowances as shown on the attached elevation plans. A sign application shall be subinitted to the city for any proposed signs for review and approval. All signs shall be in compliance with the criteria stated herein as well as Meridian City Code and the Declaration. 10. Upon termination of their lease, the tenant will be responsible for removal and repairs to the building structure that matches the texture, color and material used in the construction of the building. Monument type. signs} which identify the Buildings will be provided by the Declarant, at the Declarant's expense, the location and design of such sign(s) to be determined by the Declarant or the ACC. Owner identification on any monument sign may be allowed on a space availability basis only. 2. Interior "Suite Identification" signage for individual Occupants will be provided by the Owner, at the Owner's expense. 3. Subject to obtaining governmental approvals and any approvals required by the Declaration, Owner or Occupant, at such Owner or Occupant's expense, shall install wall mounted signage on the facades of the exterior of its Building ("Building Signs") to identify Owner's business and logo, provided that the Building Signs shall comply with the following requirements: a. shall be located generally in the Building Sign band area as shown on Schedule 1-A; b. shall consist of individually applied letters using low profile, non- illuminated, solid or reverse channel material, and shall appear generally as shown on Schedule 1-A; c. the final drawings for the design and location for the Building Signs shall be approved by the ACC; d. shall comply with all requirements of the Declaration. 4. Except as specifically provided in this Schedule 1, no interior or exterior signs or signage shall be allowed in or on the Building or the Common Area of the Project. (b) Building Plan. A building plan which shall consist of preliminary or final footprint for the Building(s), elevation drawings of the north, south, east and west sides, and detailed exterior specifications which shall indicate, by sample if required by the ACC, all exterior colors, materials and finishes, including roof, to be used. All Buildings including in a building plan shall be located within a Building Area. (c) Landscape Plan. A landscape plan for portions of the Lot to be landscaped which shall show the location, type and size of trees, plants, ground cover, shrubs, berrning and mounding, grading, drainage, sprinkler system, fences, freestanding exterior lights, driveways, Parking Facilities and walkways. (d) Sipnage Plan. No exterior signs shall be erected or installed by an Owner without the prior written consent of the ACC, and any signs so permitted shall be of such design, size and type as shall be specifically approved by the ACC, it being understood and agreed that the type, size, design, color and location of exterior signs are important considerations in the overall appearance of the Property. Prior to the installation of any exterior sign, the Owner shall submit to the ACC such plans, specifications and other information concerning the proposed sign as required by the ACC. All exterior signage installed by the Owner shall be located, designed and installed in accordance with the requirements of the Declaration and the provisions of Schedule 1 attached hereto and made a part hereof. The ACC may, in its discretion, require the Owner to furnish additional specifications, drawings, material samples or such other information as the ACC, in its sole discretion, reasonably exercised, shall deem necessary or convenient for the purpose of assisting the ACC in reviewing and processing the application. The ACC shat! have the right to require an Owner submitting an application for approval of plans and specifications to pay a fee at the time the application is submitted, the amount of such fee to be based upon the reasonable and actual expenses of the ACC in reviewing and processing the application but in no event more than $500.00. The ACC shall not be obligated to commence the review and processing of an application until such fee, if required, is paid. SECTION 9.09. Decision. In reviewing the application and the materials submitted therewith and in reaching a decision thereon, the ACC shall use its best efforts and judgment to assure that all Improvements shall produce and contribute to an orderly and aesthetically complementary design and appearance and be of the quality required to maintain the Property as a first class office and commercial development. Unless extended by mutual consent of the Owner and the ACC, the ACC shall render its decision with respect to an application within thirty (30) days after the receipt of a properly submitted application. The decision of the ACC can be in the form of an approval, a conditional approval or denial. The decision of the ACC shall be in writing, signed by a member of the ACC, dated, and a copy thereof mailed to the Owner at the address shown on the application.
