Conformance will be strictly enforced and any non-conforming or unapproved signs must be removed or brought into conformance at expense of tenant. A. General Approval Requirements: 1. Tenant shall submit or cause to be.submitted to the landlord for approval before fabrication, at least two copies of detailed colored drawings indicating location, layout, design and color of the proposed signs, including all lettering and/ or graphics with complete specifications and dimensions drawn to scale. 2. AIl permits for Tenant's signs and their installation shall be obtained by the Tenant of his representative and shall eonfo~rm. to all local building and electrical codes as well as the criteria set forth hereafter. 3. All Signs shall be designed, constructed and installed at Tenant's expense. 4. Tenant shall be required to fulfill all the requirements of these criteria. B. Number, Location, Design and Construction of Signs: 1. Freestanding Tenant Sign. 2. One freestanding sign will. be permitted to list all Tenants on the property, size and overall height,per, zoning. 3. Tenant shall Ue :permitted 'a maximum quare footage calculated at 9% of that elevations wall area. `Wall area shall be calculated at the height times the length of that elevation. 4. All Tenant's identification designs, logos, copy and shapes shall require landlord's approval. 5. No exposed conduit, brackets, fasteners or wiring of any type will be permitted. 6. Exterior signs shall be metal cabinets, plastic faces with internal illumination. a. All illuminated signs shall be UL approved. 7. Total sign length shall not exceed 80% of tenant's linear feet of leased frontage. ' C. Miscellaneous Requirements: 1. Tenant shall be responsible for the operations of Tenant's sign contractors. Tenant and sign contractor will be liable for any actions committed during installation or service of signage. 2. Tenant or his representative shall be responsible for cost of maintenance, service, repair or replacement of Tenant sign, time clock or electrical wiring. 3. Tenant shall be required to keep his sign in working order and all surfaces shall be maintained in good condition.
