Tim Mussell submitted a Planned Sign Program Application for Mussell Comer located at the NEC of
S. Meridian Road and E. Victory Road. This letter outlines my review and approval notes of the
Planned Sign Program.
The number and types of approved signage are as follows:
Center/ Commercial Signs
• One (1) Center Sign was approved with this application to be relocated approximately 400' north of
its current location (along S. Meridian Rd.)
• This center sign must be covered with a stucco material consistent with existing signs.
• Future center signs will require separate sign permits.
• Future proposed or relocated center signs must be consistent in design.
Wall Signs
• No wall signs are proposed at this time.
• Future tenant signs will require separate sign permits.
• Future proposed wall signs must be consistent in design.
Individual Free-standing Signs
• No individual free-standing signs are proposed at this time.
• Future individual free-standing signs will require separate sign permits.
• Future individual free-standing signs must be consistent in design.
Sian Setbacks
The setback for the free-standing signs shall be minimum one foot from the front property line and five-
foot setback from the side property line.

2. Standards:
a. Design: The sign shall incorporate materials, colors and a design motif that is compatible with and
complements the architectural theme and style of the building or complex for which the sign identifies. Sign designs
shall reflect a common theme and incorporate similar design elements in terms of materials, letter style,
illumination, sign type and sign shape.
b. Sign Location: Free-standing signs shall be located as near to the primary access driveway as practical. Free-
standing signs in commercial and industrial zones shall not be closer than one hundred fifty feet (150') from any
residentially zoned property. Distance, for the purpose of establishing location, shall refer to the linear distance in
either direction on the street to which the sign faces only.
c. Number: One center sign per one -thousand feet (1000') of street frontage, or fraction thereof, maybe permitted.
In addition to the main center sign, one (1) free-standing sign for each building within the center is permitted, with
size and background area in accordance with Tables C -G, provided that no sign exceeds a height of ten feet (10')
and background area of seventy (70) square feet.
d. With the exception of roof signs, wall signs are permitted in any number, location, or orientation, except toward
an adjoining residential property, provided that the total square footage does not exceed 18% of the wall face upon
which the sign is placed.
e. Sign height and placement shall be consistent throughout the development site.
