Property Ladies and Gentlemen: We are submitting an application for and Annexation, Rezone and Comprehensive Plan Amendment for 6.8 acres of property on the Northwest corner of Franklin Road and Olsen Avenue in Meridian. Current Zoning Currently, the property is located in the county and is zoned RUT. The properties to the West of the parcel are also zoned RUT. The properties to the North are in Olson Bush Subdivision # 2, which is annexed and is zoned I-L. The properties to the East are zoned IL/CG and are also annexed. Proposed Zoning We are proposing to change the Comprehensive Plan and Zoning as depicted on Exhibit A, which is attached to this letter. The Comprehensive Plan line that is currently depicted on the plan has the whole Cerr- a1 parcel designated ~s se are proposing to create a CG zone along Franklin Road and all the area to the North to be IL. his will give us one Commercial lot on the corner of Touchmark and Olsen Road, and Light Industrial Properties below the hill adjacent to the IL lots in Olsen & Bush Subdivision # 2. Future Development The zoning described above will be a good fit for the future development of the property. The difference in grade between the Franklin Road frontage and the remainder of the property is enough to discourage retail on the northerly portions. Our intent is that once the property is annexed and zoned in the new configuration we will replat a portion of Olsen & Bush Subdivision # 2 along with this property to create longer light industrial lots that front on Lanark and extend all the way to the south line of this parcel. This plat will also contain one commercial lot that front on Franklin and Olsen Ave. similar to the layout included in this submittal.
