This property is currently zoned R-8 medium-density, single family residential. It is our intention to construct eight (8) residential lots which will have newly constructed homes and two (2) common lots. Also attached is a map showing the test hole locations. All test holes were advanced to a depth of 12 feet or more below ground level. No groundwater was observed in any of the excavations. PVC pipes were installed in test holes 1-06, 2-06, 4-06 and 6-06 prior to backfilling to allow for measurement of any groundwater that might be present. Since no water was present at this point in the irrigation season, I would assume that no groundwater should be expected above 12 feet below ground level on the site. A reading of the pipes once or twice before the end of the irrigation season will support this theory. In all profiles the upper 14 to 34 inches is silt loam and silty clay loam. Directly below is a moderately cemented hardpan that extends to a depth of from 33 to 88 inches. Layers of sandy loam having lenses of weak cementation are present to about 120 inches below ground Ievei. From this depth to more than 12 feet are sand, gravel and cobbles. Permeability rates for all individual layers are shown in the descriptions. The soils observed should provide no significant restrictions to development on this site. The hardpans encountered dig with only minimal difficulty. The hardpan layers should be penetrated, removed and replaced with filter sands where storm drain facilities are constructed. The underlying sand and gravel allow for free drainage of the profile. Larkspur #3 soils - pag~ • A sample was gathered from the 0 to 21 inch layer of test hole 4-06 for R-value testing. Those samples were delivered to the Materials Testing and Inspection lab for analysis. Results should be available in about 10 days. Once I receive those results, I will forward them to you. Also attached is a map showing the test hole locations. Pipes were placed in four of the test holes prior to backfilling to allow for measurements that represent groundwater activity on the site. The pipes were measured monthly since installed. All pipes have remained dry on all measurements. The cattle in the pasture destroyed the pipe in test hole 6-06. There is no reason to believe free water would be present at that location and not at the other locations when all were dry at excavation. Based on these readings and the characteristics observed in the soil profiles, I would not expect groundwater to be present within a depth of 14 feet below ground level. This is also supported by the absence of groundwater in five test holes excavated in 2005 on the property adjacent to the north.
