Public Testimony by Florence Whittaker3 r June 26, 2012 To the Planning and Zoning Commissioners, This is in regards to the Hollybrook Subdivision public hearing scheduled for July 3rd, 2012. I may not be available to attend the meeting due to an appointment and would like to give my concerns about the amended modifications to the original plans for the remainder of this subdivision. It has been 7 years since I was in City Hall to discuss the planning of this subdivision. It was a long drawn out process and took more then five months of meetings. Well here we are again; a new builder and new plans. At least this time we are able to actually see the roadway in place and how the traffic flows into the neighborhood. The chicane which ACRD had requested narrows from 34 feet wide down to 20 feet wide as it funnels cars through the chicane. Two cars have a tight squeeze when going through at the same time. Most cars just drive straight and don't follow the curvature of the roadway. This roadway has given access to 4 other subdivisions- Sundance, Burney Glen, Heritage Commons, and Copper Basin. Not to mention the 31 other Hollybrook homes just to the north of Arrowwood Way. The traffic volume now on this narrow road should be of concern because of safety reasons. The 2 houses that have been built on this roadway are a really sad testament to the choices that were made back in 2005 when they were approved. There is inadequate driveway space and there is NO parking for visitors. Vehicles usually park up on the sidewalk. This becomes a hazard for pedestrians and visibility becomes an issue for other vehicles. Most other lot sizes are more in the range of 100' by 89',110' by 69',125' by 76' just to name a few. I still have the original plat with the dimensions and looked these numbers up. The new builder in all fairness should do the right thing for everyone involved and just combine two lots together to make one lot that would be 126' by 80'. This would allow for an adequate driveway with the extra off street parking that is needed. (~~ ~~~ e~ ~~E~ ~~ ~•~~ Families will move in bringing 2 cars and children will grow up and also get a car. We need to be thinking about the future as we make these decisions. I believe this would be the best case scenario for this strip of narrow land. This would also alleviate the need for the modification to the elevation issue. (MDA-12-003) The setbacks for these homes already had a relaxed easement of 10 feet from my property line. I do not wish to have a 2 story house with inadequate setbacks. See enclbseCt`fia of hQUwith their awning right on the fence line. What is the point of having setback standards if they are going to get changed all the time? I hope you can~~rn~ ideas into consideration for the safq a~ concern of everyone whose quality of life will be affected by the amount end height of these homes the builder is planning for. Also I noticed the builder's submitted plans show a driveway on lot 5 and lot 8 that encroaches onto the adjoining property. Is this right?
