2. Standards:
a. Design: The sign shall incorporate materials, colors and a design motif that is compatible with and
complements the architectural theme and style of the building or complex for which the sign identifies. Sign designs
shall reflect a common theme and incorporate similar design elements in terms of materials, letter style,
illumination, sign type and sign shape.
b. Sign Location: Free-standing signs shall be located as near to the primary access driveway as practical. Free-
standing signs in commercial and industrial zones shall not be closer than one hundred fifty feet (150') from any
residentially zoned property. Distance, for the purpose of establishing location, shall refer to the linear distance in
either direction on the street to which the sign faces only.
c. Number: One center sign per one -thousand feet (1000') of street frontage, or fraction thereof, may be permitted.
In addition to the main center sign, one (1) free-standing sign for each building within the center is permitted, with
size and background area in accordance with Tables C -G, provided that no sign exceeds a height of ten feet (10')
and background area of seventy (70) square feet.
d. With the exception of roof signs, wall signs are permitted in any number, location, or orientation, except toward
an adjoining residential property, provided that the total square footage does not exceed 18% of the wall face upon
which the sign is placed.
e. Sign height and placement shall be consistent throughout the development site.

Please find attached page ten of the lease agreement for Meridian Family Plaza Shopping
Center at Ten We and Cherry Latae. Article 9. Signs, Awnings, Canopies, Fixtures,
Alteratiow, has been amended to include reference to the Planmed Sign Program section
I 1 - 14-9.E.2.. This amendment has been approved by the Owner and will be included in
all future leases for this center.

ARTICLES. SECURITY DEPOSIT
8.1 Amount of Deposit. On or before the date of this Lease, Tenant shall deposit with
Landlord a security deposit in the sum specified in the Lease Summary, Section & ("Security
Deposit"). The Security Deposit shall be held by Landlord, without liability for interest, as security
for the faithful performance by Tenant of all the terms, covenants and cotditions of this Lease.
8.2 Use and Return of Deposit. If Tenant fails to timely pay or perform any obligation
under this Lease, Landlord away apply all or any part of the Security Deposit as may be necessary to
compensate Landlord for the payment of any monetary obligation due under this Lease, or for any
other loss or damage sustained by Landlord by reason of Tenant's failure. If all or any portion ofthe
Security Deposit is so used, retained, or applied, Tenant shall, upon the written demand ofLandlord,
immediately deposit with Landlord a sufficient amount in cash to restore the Security Deposit to the
original. amount. Tenant's failure to do so within five (5) days after receipt of such demand shall
constitute a default under this Lease. Should Tenant comply with all of the terms, covenants and
conditions of this Lease, including the prompt payment of all rent specified in this Lease, as it Ellis
due, and all other sums payable by Tenant to Landlord, the Security Deposit shall be returned in full
to Tenant at the end of the term of this Lease, or upon the earlier termination of this Lease.
8.3 Transfer of Deposit. If Landlord's interest in the Leased Premises is conAved,
Landlord shall transfer the Security Deposit to Landlord's successor -in -interest, and Landlord shall be
discharged from any further liability with respect to the Security Deposit -
ARTICLE 9. SIGNS, AWNINGS, CANOPIES, FIXTURES, ALTERATIONS
Tenant shall not make or cause to be made any alterations, additions, or improvements or
irastaII or cause to be installed any trade fixtures, exterior signs, floor coverings, interior lighting,
plumbing Mures, shades awnings, or canopies or make any other material changes to the Leased
Premises without obtaining Landlord's prior written approval. Tenant shall present to Landlord playas
and specifications for such work at the time approval is sought, and if required by Landlord, Tenwat
shall also provide security for the completion thereof in the form of a bond or other security
satisfactory to Landlord. All such work shall comply with all Laws. Any material installed in
violation o£this provision may be removed by Landlord, with all costs of removal and restoration to
be reimbursed by Tenaut to Landlord on the next installment of Additional Rent.
%f All Tenant signage shall be consistent with the Planned Sign Program (City of Meridian)
section 11-14-9.E.2.. Tenant wallsignage shall be individual letter type consistent with existing
Tenants signs and must be approved by Landlord prior to fabrication and kitaXation. Additionally,
any Tenant allotted space on the ezdsting free-standing Tenant sign shall have copy and design
approved by Landlord prior to installation.
