Thanks for your patience. In the pre-app notes, it stated that the proposed plat needed to
address the lack of internal connectivity and several of the lots that were impacted by
multiple rear yards. In last several meetings and my comments on the application expressed
modifications to proposed plat, the narrow lots (home design) and internal connectivity. The
extended block length on the west side is not an issue and can be easily justified due to the
existing canal and the lack of a stub street. Staff suggestions (sketches) at the last
meeting were meant to be used as reference material as modifications were being made to the
plat. I want to stress that staff was not requiring a redesign of the entire plat. Staff
wanted you take a closer look at reconfiguring your internal open space and connectivity and
those the blocks that had akward lot configurations; particularly in the NWC of the plat and
the street knuckles. These suggestions were meant as guidance at designing a more connected
and self sustaining community. Staff realizes you have some existing infrastructure in the
ground and we are definitely willing to work with you on a solution. I believe with some
minor tweaks and good collaboration we can come up with a design that all parties can agree
upon. During the last meeting, I thought it was agreed upon that we would continue the
project and follow-up with a revised plat based on discussions at that meeting. If it the
desire of your client to move forward with the plat as submitted, they may do so. Staff is of
the opinion a few minor modifications could go a long way towards a favorable outcome during
the hearing process.
I am respectfully asking you to continue the project to the June 7th hearing so we start

Thanks Bill. I think we're having a communication breakdown. Since this plat was approved
once before we were trying to keep the roads and infrastructure the same or similar to the
previously approved design. The road layout and lot count are very similar.
We thought we were addressing the City's concerns the last two times we met/received comments
and frankly, in 15+ years of processing entitlements, I've never been a City employee break
out an onion skin with a proposed design. That was quite shocking.
I'm still not sure we know what the City is looking for. With the proposed redesign it opens
up longer block lengths on the west side and creates a new batch of issues.
Please send me a written list of items for us to consider.

I am sorry for the frustration and delay of the project. This wasn't the intention of the
department to do so. Staff is obligated to contact applicants when items need to be
addressed. In discussions with Pete and Bruce, we felt as a department it would be in your
client's best interest to discuss the concerns we have with the design of the plat and the
lack of internal connectivity. I recall in previous meetings this was expressed to your
client as well. I realize this an inconvenience but I see this as a positive benefit to your
client to resolve this items before proceeding with the public hearings. Resolving these
items now will allow you to proceed the hearings more quickly. Staff is willing to meet with
you any time to review any revisions to the plan. If you have any additional questions please

We had our pre-application meeting with staff clear back in February (29th).
We submitted our application based on comments and guidance from that meeting.

We addressed staff's email dated April 5th that included detailed comments and requested
revisions. We made changes to the plans at that time and resubmitted multiple plans.
This is very frustrating and disappointing to get this far into the process to receive new
comments.

I am currently working on the Canterbury Commons staff report. As a courtesy, I wanted to
provide you the opportunity to meet with Staff to discuss a redesign of the preliminary plat.
As I review the plat, there are several items that should be corrected before moving towards
the hearing and has baring on Staff's recommendation. I have highlighted the items that may
be of concern to both the Commission and Council:
1) The house plans you submitted will not fit on the 40-foot wide lots
that you are proposing. You need to demonstrate to Staff what home design is planned for
these narrow lots and;
2) The plat lacks ingenuity. The current design of the plat lacks
connectivity to the planned useable open space. Staff is of the opinion that the planned
useable open space can be more centrally located to enhance the design and provide better
internal connectivity in accordance with the City's Comprehensive Plan.
Staff realizes this may be an inconvenience however, it is better to resolve these items now
rather than at the public hearing. I look forward to working with you on a resolution and
bringing another quality project to the City of Meridian. If you have any additional
