Inge: Rezone request of the 2.8 +/-acres located at the above address,
from R4 to R8
On April 17`h, 2012, the Meridian Planning and Zoning meeting for the city of Meridian, Idaho, denied
the rezone from R4 to R8, for the 2.8 +/- acres located on Ustick Road (the above address), due,
primarily, to the objections and opposition by local homeowners to the increase request in density and
the proposed traffic patterns of the new development to be located at 4405 East Ustick Road, my
current home.
Subsequent to the 17`h April Planning and Zoning denial, I have had brief conversations with several of
the homeowners and residents, including Mr. Adam Flaherty of the Red Feather Swim club, and I believe
HOA for Red Feather. At this time, many of the objections were addressed verbally by me to the
apparent misconceptions, due in large part I believe, to the fact my representation (Mr. Thomas
Woodworth, architect) advice to not address the Planning and Zoning Council, along with the local
homeowners. The specific objections and opposition was dealt with and the apparent outcome was a
more understanding and cooperative group, willing to discuss and to negotiate a mutually acceptable
outcome.
I do believe that many, if not all, the local homeowners would have had an entirely different point of
view of the proposed rezoning request from R4 to R8, as well as the Planning and Zoning council, based
on the full knowledge of the homes being proposed for construction and the new traffic patterns
established by ACRD to restrict, limit or prevent access to Ustick from my property. The homes being
proposed are, to the best of my knowledge, between 1,500 square feet to 1,800 square feet in size and
have a proposed selling price above the $100+/square foot, approximately similar to the Red Feather
subdivisions pricing. The fact is ACRD is going to reroute the entrance for this property is not (apparently
from my conversations] a negotiable point, nor even a point of discussion. The reality is, this is a solid
proposal for a slightly greater density than already exists.
I request that the City of Meridian Planning and Zoning reconsider my request for the rezone of the
property from R4 to R8, which is, I believe, a reasonable request and also a prudent positive economic
decision for the City of Meridian.

For the record, I am not a lawyer, I am not an architect, I am a simple homeowner in a similar economic
condition with so many people in Idaho. l have written this in the hopes that Meridian Planning and
Zoning takes under advisement reconsideration ofthe this request for the rezone and to that end, I am
willing to provide any further information or effort required to convince the Planning and Zoning that is
request is in the best interests of the local neighborhoods and the City of Meridian. Of course, I would
offer the same commitment and the same level of consideration to my neighbors and to any interested
and affected local property owners.
