Re: Approved Sign Program for Mercato at Bridgetower
Virginia Cunningham of Lytle Sign Company submitted a Planned Sign Program (PSP)
application for the Bridgetower Crossing Subdivison No. 7 (Lots 2-3, Block 25, located within
the C -G zoning district; Lots 66-70, Block 10, located within the C -N zoning district) and
Gallery Subdivision (Lots 1-3, Block 1, located within the L -O zoning district). This letter
outlines my review and approval notes of the Planned Sign Program.
The number and types of approved signage are as follows:
Center Signs
• There is one, existing center sign on W. McMillan Road.
• One additional center sign may be allowed per one thousand feet of street frontage or
any portion thereof. The one thousand feet (1,000') shall be cumulative for comer lots.
The maximum background area, height and location of the sign shall correspond with the
standards of the applicable zoning district.
• No center signs are approved with this application. Future center signs will require a
permit.
Wall Siqns
• Future proposed wall signs must be consistent with each other in design. Illuminated wall
signs shall be individual, pan channel letters. Sculpted and/or bullet cabinets are allowed,
but shall be secondary in nature. The combined area of all signs on a single wall shall not
exceed nine percent (9%) of the wall elevation.
• Projecting signs shall be allowed under this planned sign program. The maximum
background area shall be nine percent (9%) except when both projecting and wall signs
are utilized on the same wall, the allowable area for each sign type shall be reduced by
fifty percent (50%).
• No more than one projecting sign per business shall be allowed. A sign shall not project
above the building roofline. A sign shall maintain a minimum vertical clearance of eight

feet (8') over sidewalks and have a maximum projection of ten feet (10') or to within two
feet (2') of the face of curb.
• No wall signs are approved with this application.
• Future tenant signs will require separate sign permits.
Freestanding Signs
• Freestanding signs shall be allowed with an approved permit. Signs in the C -G and C -N
zoning district shall not exceed ten feet (10') in height and a maximum of seventy (70)
square feet in background. Signs in the L -O zoning district shall not exceed eight feet (8')
in height and fifty (50) square feet in background.
• One freestanding sign per building shall be allowed with an approved permit.
• No freestanding signs are approved with this application.
• Future tenant signs will require separate sign permits.
All future and proposed signage must be in compliance with UDC 11-3D.

Dear Christy and Planning Staff,
Mercato at BridgeTower has significantly changed their Master Development Plan
since the original Planned Sign Program was conceived and approved. The shopping
center originally was facing McMillan Road only. With the new development changes,
the Mercato at BridgeTower now extends to the corner of McMillan and Ten Mile
Road and continues south on Ten Mile Road down to past the intersection of Bell
Tower Drive.
The current Planned Sign Program for BridgeTower allows for only (1) one Center
Sign, which obviously will not be enough for the significantly enlarged retail
development plan. We are asking for only what the code allows, which is (1) one
additional center identification sign per each 1,000 linear feet of street frontage or
any portion thereof.
Mercato at BridgeTower Retail is surrounded by residential areas that will only
continue to grow as the area is developed. Many of the patrons of the Mercato
Coffee Shop walk from their homes to the restaurant. With the addition of Gino's
Italian Ristorante, Mercato can expect even greater foot traffic from the adjacent
homeowners in the neighborhood. It has always been the intent of the developer to
create a community atmosphere where the neighbors can walk to get an ice cream,
cup of coffee, or shop for a variety of goods and services.
In order to make the businesses more recognizable for patrons on foot, we would like
the inclusion of projecting signs in the Planned Sign Program. We believe that
projecting signs will enhance the old world, Tuscan -style architecture and lend a very
neighborhood feel to the Mercato at BridgeTower center.

Please include lots 1-3, Block 1 of Gallery Sub in the planned sign program. Regarding the 2nd center sign, we
are not asking to permit the 2nd center sign at this time. The Ten Mile Road frontage is more than 1,000' and we
can work out exact placement of the 2nd center sign at the time of the permit. At this time, Mercato at
BridgeTower would just like to have their Planned Sign Program revised to say that additional center signs are
allowed (one per 1,000' of frontage.)

The lot furthest to the north is a lot that contains landscaping I think, so that one doesn't apply. The other 3
lots are Lots 1-3, Block 1 of Gallery Sub.
I'm also concerned about the 2nd proposed center sign. There needs to be a distance of 1,000 lineal feet
between the signs and I don't think there is. Is it possible to move it further south down Ten Mile Road?

1. All exterior signs shall be submitted to the Architectural Review
Committee for approval and written consent prior to submittal to the city
for permitting.
2. Business owner shall submit to the committee full color renderings, to
scale indicating the location, size, layout and design of the proposed
sign(s), including all lettering and/or graphics.
3. Business owner is responsible for all city and government permits relating
to the signs.
4. Wall signs are restricted to size allowances provided in the Meridian City
Sign Ordinance and shall be pan -channel letters for the north and west
elevations (including end caps). Bullet or sculpted cabinets are allowed if
used in conjunction with pan -channel letters. All signs must be on

3. Number Allowed: Each business with exterior frontage in office, commercial or industrial
districts or as otherwise approved as part of a planned development shall be permitted wall
signs. The combined area of all signs on a single wall shall not exceed the allowable
percentage.
4. Lighting: Direct illumination signs are prohibited, except that neon may be permitted if
contained within channel letters or raceways. Skeleton neon is not permitted.
5. Prohibited: Animation, flashing lights, and revolving signs are prohibited as wall signs.
6. Design: The design of the sign, including color scheme, shall be compatible with the wall
face. Illuminated wall signs shall be designed in accord with sections 11-3D and 3E. No
illuminated wall sign shall be visible from any adjacent residential structure.
E. Projecting Signs:
1. Location: Projecting signs are prohibited in all districts except O T and TN -C or as
approved under a tanned sign pro rg am�
2. Maximum Background Area: The maximum background area shall be five percent (5%)
of building face facing a local street within the Old Town district, up to a maximum of fifteen
(15) square feet; fifteen percent (15%) in other districts where such signs are allowed.
When both projecting and wall signs are utilized, the allowable area for each sign type is to
be reduced by fifty percent (50%).
3. Projection Above Building Height: No projecting sign shall ever project above the building
roofline.
4. Vertical Clearance: The minimum clearance over public rights of way or private
walkways shall be eight feet (8').
5. Lighting: Projecting signs shall have either direct or indirect lighting sources.

F. General Interest Directional Signs: Except as otherwise provided, sign regulations governing
erection of nonaccessory directional signs at street intersections and other appropriate
locations by city of Meridian for direction to places of general interest such as colleges,
auditoriums, fairgrounds, hospitals, airports, parks, playgrounds, and other places are to be
treated as public service information signs and regulated as such.
G. Billboards:
1. Existing billboards may be allowed to relocate with a conditional use permit if the new
site is approved based on the findings and criteria set forth in subsections G2 and G3 of
this section.
