This letter outlines my review and approval notes of the Planned Sign Program. The number and types of approved signage are as follows: Center Signs • There is one, existing center sign on W. McMillan Road. • One additional center sign may be allowed per one thousand feet of street frontage or any portion thereof. The one thousand feet (1,000') shall be cumulative for comer lots. The maximum background area, height and location of the sign shall correspond with the standards of the applicable zoning district. • No center signs are approved with this application. Future center signs will require a permit. Wall Siqns • Future proposed wall signs must be consistent with each other in design. Illuminated wall signs shall be individual, pan channel letters. Sculpted and/or bullet cabinets are allowed, but shall be secondary in nature. The combined area of all signs on a single wall shall not exceed nine percent (9%) of the wall elevation. • Projecting signs shall be allowed under this planned sign program. The maximum background area shall be nine percent (9%) except when both projecting and wall signs are utilized on the same wall, the allowable area for each sign type shall be reduced by fifty percent (50%). • No more than one projecting sign per business shall be allowed. A sign shall not project above the building roofline. A sign shall maintain a minimum vertical clearance of eight 0 Page 1 feet (8') over sidewalks and have a maximum projection of ten feet (10') or to within two feet (2') of the face of curb. • No wall signs are approved with this application. • Future tenant signs will require separate sign permits. Freestanding Signs • Freestanding signs shall be allowed with an approved permit. Signs in the C -G and C -N zoning district shall not exceed ten feet (10') in height and a maximum of seventy (70) square feet in background. Signs in the L -O zoning district shall not exceed eight feet (8') in height and fifty (50) square feet in background. • One freestanding sign per building shall be allowed with an approved permit. • No freestanding signs are approved with this application. • Future tenant signs will require separate sign permits. All future and proposed signage must be in compliance with UDC 11-3D. • Page 2 To: City of Meridian — Planning and Zoning Re: Mercato at BridgeTower Planned Sign Program February 16, 2009 Dear Christy and Planning Staff, Mercato at BridgeTower has significantly changed their Master Development Plan since the original Planned Sign Program was conceived and approved. The shopping center originally was facing McMillan Road only. With the new development changes, the Mercato at BridgeTower now extends to the corner of McMillan and Ten Mile Road and continues south on Ten Mile Road down to past the intersection of Bell Tower Drive. The current Planned Sign Program for BridgeTower allows for only (1) one Center Sign, which obviously will not be enough for the significantly enlarged retail development plan. We are asking for only what the code allows, which is (1) one additional center identification sign per each 1,000 linear feet of street frontage or any portion thereof. Mercato at BridgeTower Retail is surrounded by residential areas that will only continue to grow as the area is developed. Many of the patrons of the Mercato Coffee Shop walk from their homes to the restaurant. With the addition of Gino's Italian Ristorante, Mercato can expect even greater foot traffic from the adjacent homeowners in the neighborhood. It has always been the intent of the developer to create a community atmosphere where the neighbors can walk to get an ice cream, cup of coffee, or shop for a variety of goods and services. In order to make the businesses more recognizable for patrons on foot, we would like the inclusion of projecting signs in the Planned Sign Program. We believe that projecting signs will enhance the old world, Tuscan -style architecture and lend a very neighborhood feel to the Mercato at BridgeTower center.
