This letter outlines my review and approval notes of the Planned Sign Program. The number and types of approved signage are as follows: ['-p-nter 1 Comma Signs (the laigersians on Fmnldin Rd and ~84,~ • Total # of allowed Center/Commential type signs = 5 (four on Franldin Rd. and one on I-84) • Touchmark (Jason Butler) is applying for all five (5) of these signs with the Planned Sign Program and all are approved by PBZ. Touchmark intends to construct only the one on I-84 right now. The Building Department should pay paficular attention to the waterfall design details on the I-84 sign. Single B~aldi Signs (the smaller sans to ide>~,yify each indrivrdual bu~dino in the oroiectl • Total # of allowed Single Building type signs =13 • Pi3Z has conceptually approved all of these. The 13 signs will require separate building permit applications. • Each of the future signs must be in conformance with the design approved under this Planned Sign Program submittal. One (1)free-standing sign for each building within the center is permitted, with size and background area in akxordance with Table C, provided that no sign exceeds a height of ten feet (10') and background area of seventy (70) square feet. Wall Signs • Conceptual Wall Signs were proposed under this application. The sign for your consideration would be located on the east side of Meadow Lake Village's main entry monument and would be parallel with Franklin Road. Please refer to the attached materials. The text of the sign would simply read "St. Luke's Meridian Medical Center". The copy area would not exceed 13 square feet per a development and cross-access agreement between Touchmark and St. Luke's executed on December 28, 2000. Attached are pages 4 and 5 of the agreement for your reference. Both Touchmark and St. Luke's have cooperatively recognized the benefits to sign each other's properties to aid in way finding of the elderly residence and hospital patrons of their respective developments. (d) Each party shall indemnify, defend, and hold the other party harmless from any and all claims whatsoever by any third parties arising out of the indemnifying party's usage of the easements hereby granted. 5. Card Gate Access. The parties agree that Touchmark may install and maintain an additional point of access for ingress and egress of vehicular and pedestrian traffic at the location generally depicted on Exhibit C as a "card gate access" and St. Luke's hereby grants Touchmark a permanent, non-exclusive easement therefor. The precise design and location of the said access point shall be reasonably agreed upon between the parties prior to construction thereof. It is understood and agreed between the parties that an electronic security gate shall be installed, operated and maintained by Touchmazk at the said access point so as to allow the use thereof only to such persons whose offices are located on either the Touchmazk Parcel or the St. Luke's Parcel and as Touchmazk and St. Luke's shall mutually agree upon; provided, however, (a) the gate shall not be used for residential purposes, including by those individuals residing on the Touchmazk Parcel, and (b) the gate shall be required to automatically close after each authorized use so as to prevent usage of the gate by unauthorized traffic at any time. Touchmazk shall, from time to time, provide St. Luke's with a list of those persons who are authorized or proposed to be authorized to utilize the said access point subject to the approval of St. Luke's, which approval shall not be unreasonably withheld.
