This is an explanation of our current circumstances and request for consideration a variance
to property at 1524 N Meridian Rd.
We have lived and worked at this property for 24 years. We have had a home located at the
front of property for over 15 years. Over a year ago, we sold our home on W 1st Street and
moved into our office space at the back of our furniture store. We already had a bathroom
and kitchen/break room area. It has been our private office space for a number of years.
Since the downturn in the economy, we have been trying to survive financially and hang onto
our commercial property. We are self employed and have no other retirement. We have sold
everything we have and are trying to pay off as much debt as we can. We hope to keep our
business afloat with the impending road construction that will have a very negative effect on
our business until its completion.
The private office area is approximately 600 SF. It is located on the back section of the
building.

Dear Mr. and Mrs. Palrner:
This letter is in response to your application for a Certificate of Zoning Compliance Verification
for a residence located within a retail store at 1524 N. Meridian Road, which property is zoned
C-C (commercial).
Your application was received and reviewed pursuant to Meridian Unified Development Code
(tIDC) section 11-SB-1, which requires Certificate of Zoning Compliance approval from the
Planning Department prior to establishment of a new use. You have requested approval to
establish a residential use (i. e. asingle-family dwelling) in an existing retail store located in a
commercial zone.
I have reviewed your applicafion and hereby dent/ your Certificate of Zoning Compliance
Verification application because single-family dwellings are prohibited in all commercial zoning
districts by UDC Table 11-2B-2.
Pursuant to UDC section 11-SA-6, you may request City Council review of this decision by
filing a written request for review with the Planning Department within fifteen (15) days of
issuance of this decision. Any such request for review shall be filed in writing with the Planning
Department no later than 5:00 p.m. on Thursday, Apri1.12, 2012 and shall include your name and
address; adescription of-your interest in the matter, the decision to be reviewed, and a
description of the grounds upon which the request is made. An application fox City Council
