This letter of introduction accompanies those applications referenced above. This relates to a new dental office at the northeast corner of Ustick Rd. and Leslie Way on a lot zoned CG. The Conditional Use Permit is required by the amended Development Agreement of record. This is at the smaller of the two entrances into Champion Park Subdivision, an approved subdivision developed in the past few years. It is our understanding that all requirements of that subdivision currently exist. A remaining vacant lot, # 105, while also owned by the applicant, will remain between the corner lot to the south and the existing homes to the north. Vacant commercial lots adjoin to the east, with Kbhl's Department Store beyond that. The development of this corner lot is compatible with the surrounding neighborhood, and in fact is a lower impact use than the zoning otherwise allows. The dental clinic office hours are typically 7:00 a.m. to 6:00 p.m. Monday thru Thursday. The design of the office itself is one story and architecturally harmonious with the homes in the area. We held the required neighborhood meeting at the site on Friday, Feb. 10, and have the support of those neighbors that attended including the HOA president.
