This criterion has been established for the mutual benefit for all tenants. Conformance will be
strictly enforced and any non-conforming or unapproved signs must be removed or brought into
conformance at the expense of the tenant.
A. GENERAL APPROVAL REQUIREMENTS
1. Before fabrication, each tenant shall be required to submit signage plans to the
building's managing entity for written approval. A sign permit application
including: at least two copies of detailed color drawings indicating location,
layout, design and color of the proposed signs, including all lettering and or
graphics with complete specifications drawn to scale accompanied by the
written approval of the managing entity, shall be submitted to the City of
Meridian for approval.
2. All signs shall be in compliance with the criteria stated herein as well as
the Meridian City Code.
3. All permits for tenant's signs and their installation shall be obtained by tenant or
tenant's representative and shall conform to all local building and electrical
codes as well as the criteria set forth hereafter.
4. All tenant signs shall be designed, constructed, and installed at tenant's expense.
5. No exposed conduit, brackets, fasteners or wiring of any type will be permitted.
Raceways will be allowed if necessary and if approved by landlord.
6. All signs shall meet Underwriters Laboratories and National Electrical code
requirements.
7. Tenant shall be required to fulfill all the requirements of these criteria.
B. NUMBER, LOCATION, DESIGN AND CONSTRUCTION OF SIGNS:
The development signage will consist of one center sign not to exceed 35' overall height
and maximum sign background area 200 sq. ft. and one freestanding sign not to exceed
10' overall height and 1 sq. ft per lineal foot of street frontage not to exceed 70 sq. ft.
2. Tenants shall be permitted a maximum square footage calculated as 9% of the elevation's
wall area. Wall area shall be calculated at the height time's length (H x L) of the tenant's
elevation.
3. Exterior wall signs shall be individual pan channel letters with plea faces, internally
illuminated with neon or L.E.D., and installed flush to the fascia. Sculpted and/or bullet
cabinets are allowed, but shall be secondary in nature. According to the Meridian sign
code, section 11-3D-8D6 no illuminated wall signs shall be visible from any residential
structure.
4. Any other signage such as temporary grand opening, etc. shall be approved by landlord
prior to installation and comply with Meridian City Code.
5. Any signage on doors or windows shall be approved by landlord prior to installation and
comply with Meridian City Code.
C. MISCELLANEOUS REQUIREMENTS:
Tenant shall be responsible for the operations of tenant sign contractors. Tenant
and sign contractor will be liable for any actions committed during installation or
service of signage.
2. Tenant or his representative shall be responsible for cost of maintenance, service,
repair or replacement of tenant's sign, time clock or electrical wiring.
3. Tenant shall be required to keep his/her sign in working order and all surfaces
shall be maintained in good condition. Tenant shall also be responsible for any
repair or painting for wall upon leaving of said space.
4. Upon termination of their lease, the tenant or managing entity shall neatly seal all
penetrations of the building structure in a watertight condition that matches the
texture, color, and material used in the construction of the building.

Hi Todd,
I will try and clarify this for you. The code is not limiting illuminated wall signs in a commercial district, but the code
does not allow illuminated wall signs visible from any adjacent residential structure. Here is the code section I am
referring to:
UDC 11-3D-8D6 Design: The design of the sign, including color scheme, shall be compatible with the wall face.
Illuminated wall signs shall be designed in accord with sections 11-3D and 3E. No illuminated wall sign shall be
visible from anv adiacent residential structure.
The proposed signs will be visible from some of the existing residential structures to the northwest (the residential
structures in question have been around since the mid 1990s). Also, I am fairily confident the property to the west
of the Jamaca Me Tan building will eventually be developed and will provide a screen for most of (if not all) the
wall signs. With this being said, I had recommended to Angelina to have the wall signs installed as proposed, but
provide a statement with the application stating the illumination for the wall signs will not be used (or turned on)
until such time.
I understand this can be frustrating -especially with the nonconforming signs located across Fairview Avenue and
I really do hope I was able to provide some clarification for you.

Hi Kristy,
I am the Todd that Angelina had mentioned in her email and pursuit of the sign permits for Jamaca me tan Plaza
there in Meridian. I am having a tough time trying to understand the reasoning behind the issue of not being able
to illuminate wall signs on a commercially zoned parcel, It is more of a challenge to explain it to my customer who
has a substantial investment in this commercially zoned property.
I do see on the map you had sent to us, that yes there is residential in that area (mixed use? I guess) and I also
am assuming that when these residential lots were sold the buyers understood that they are next to commercial
zoned property. and in doing so they also understood that commercially zoned property contains businesses with
signage that are allowed to have illumination per the code (i.e. like every business that currently operational in
that area).
Hopefully you can explain to both of us why this business is different than the others that have been constructed
post 2001 that are allowed to have back lit wall signs

I certainly hope this inquiry does not come across wrong the signs that we are proposing are not of a glaring
nature all have plexiglass faces and do not contribute any more glare that would a single porch light in a clear
glass container or any of the parking lot lights in the vicinity.
