Tent' (Ace Signs) on behalf of Idaho Pizza Company, submitted a Planned Sign Program Application
for 405 & 407 E. Fairview Avenue on 3/12/03. This letter outlines my review and approval notes of the
Planned Sign Program.
The number and types of approved signage are as follows:
Center / Commercial Signs (the existing free-standing sign on E. FakyieM
• Total # of allowed Center/Commercial type signs =1
• Ace Signs is applying for this sign with the Planned Sign Pemnit and it is approved by P8Z.
Wall Signs
• Two wall signs for Idaho Pizza Company were proposed and approved under this application.
Future tenant signs will require separate sign permits.
• Sign(s) on building front facing Fairview shall be pan channel letters, signs on side(s) of building
can be pan channel letters or cabinet style.
• In no circumstance shall the combined wall sign background area be allowed to exceed 18% of a
single wall face.
Sign Setbacks
The setbacks for the Center Sign(s) are approved as shown on the Site Plan. The Center Sign meets
the minimum one foot setback on the front property line and five-foot setback on the side property line.

9.
Verify the following standards that apply to all wall signs:
a.
Sign shall not exceed 18% of wall area (up to a maximum of 75 sq. ft. in
L -O) If property also has free-standing sign, wall sign shall not exceed 9% of
wall area.
b.
Sin is not to exceed the height of the wall face (maximum of 30 ft.)
C.
Lettering within the copy area shall not exceed a height of 3 ft.
d.
Each business in office, commercial or industrial zones with exterior
frontage shall be permitted (1) wall sign. One additional wall sign shall be
permitted per exterior building wall under the conditions below, provided
there is no more than one wall sign on each side of building.
1. Sign background area may be borrowed from that allowed on the
building wall facing the street;
2. Sign background area is a maximum of 9% of the building wall;
3. Adjoiruing propertyis zoned commercial or industrial.

Direct illumination wall signs are prohibited.
f.
Animation, flashing lights, reader boards and revolving signs are
prohibited.
g.
Design of the sign, including color scheme, shall be compatible with the
wall face.
10.
Free-standing signs & wall signs within 300 ft. of I-84 right-of-way shall
comply with the following standards:
a.
Only (1) wall sign oriented to 1-84 is allowed per business or tenant in a
building that is occupied by two or more tenants. (Not more than 2
freeway -oriented wall signs allowed on any single building or structure).
b.
Free standing signs shall not exceed 40 ft. in height.
C.
Free-standing signs shall be 1 sq. ft. of sign area per linear foot of freeway
frontage up to a max. of 150 sq. ft.
d.
Minimum distance between free-standing signs is 500 ft.
e.
No residential signs are permitted.

2. Standards:
a. Design: The sign shall incorporate materials, colors and a design motif that is compatible with and
complements the architectural theme and style of the building or complex for which the sign identifies. Sign designs
shall reflect a common theme and incorporate similar design elements in terms of materials, letter style,
illumination, sign type and sign shape.
b. Sign Location: Free-standing signs shall be located as near to the primary access driveway as practical. Free-
standing signs in commercial and industrial zones shall not be closer than one hundred fifty feet (150') from any
residentially zoned property. Distance, for the purpose of establishing location, shall refer to the linear distance in
either direction on the street to which the sign faces only.
c. Number: One center sign per one -thousand feet (1000') of street frontage, or fraction dlereot may be permitted.
In addition to the main center sign, one (1) free-standing sign for each building within the center is permitted, with
size and background area in accordance with Tables C -G, provided that no sign exceeds a height of ten feet (10')
and background area of seventy (70) square feet.
d. With the exception of roof signs, wall signs are permitted in any number, location, or orientation, except toward
an adjoining residential property, provided that the total square footage does not exceed 18% of the wall face upon
which the sign is placed.
e. Sign height and placement shall be consistent throughout the development site.
