Sue Cook (Sue A. Cook Design) submitted a Planned Sign Program Application for Heritage
Commons Village located on N. Locust Grove Road north of W. Ustick Road. This letter outlines my
review and approval notes of the Planned Sign Program.
The number and types of approved signage are as follows:
_Center / Commercial Signs
• No center signs are proposed at this time.
• Future center signs will require separate sign permits.
• Future proposed center signs must be consistent in design.
Wall Signs
• No wall signs are proposed at this time.
• Future tenant signs will require separate sign permits.
• Future proposed wall signs must be consistent in design.
Individual Free-standing Signs
• Four (4) individual free-standing monument signs were approved at this time; one (1) free-standing
monument sign per lot.
Sign Setbacks
The setback for the free-standing monument signs shall be a minimum of five feet from any property
line.
**All signage must be in compliance with MCC 11-14.

SCHEDULE 1
SIGNS — BUILDING
1. Monument type sign(s) which identify the Building will be provided by the Owner, at
the Owner's expense, the location and design of such sign(s) to be determined by the
Owner. Tenant identification on any monument sign may be allowed on a space
available basis only, in the sole discretion of the Owner, at the Owner's expense.
2. Interior "Suite Identification" signage for individual Tenants will be provided by the
Owner, at the Owner's expense.
3. Subject to obtaining governmental approvals and any approvals required by the
Declaration, Owner, at Tenant's expense, shall install wall mounted signage on the
exterior of the Building ("Building Signs") to identify Tenant's business and logo,
provided that the Building Signs shall comply with the following requirements:
a. shall be located in Building Sign area as shown on Schedule 1-A;
b. shall consist of individually applied letters using low profile, non -illuminated,
solid or reverse channel material;
c. the final drawings for the design and location for the Building Signs shall be
approved by Owner and Association;
d. shall comply with all requirements of the Declaration.
4. Except as specifically provided in this Schedule I, no interior or exterior signs or
signage shall be allowed in or on the Building or the Common Area of the Building or
Project.

Lettering within the copy area shall not exceed a height of 3 ft.

Each business in office, commercial or industrial zones with exterior
frontage shall be permitted (1) wall sign. One additional wall sign shall be
permitted per exterior building wall under the conditions below, provided
there is no more than one wall sign on each side of building.
1. Sign background area maybe borrowed from that allowed on the
building wall facing the street;
2. Sign background area is a maximum of 9% of the building wall;
3. Adjoining property is zoned commercial or industrial.

Animation, flashing lights, reader boards and revolving signs are
prohibited.
g.
Design of the sign, including color scheme, shall be compatible with the
wall face.
10.
Free-standing signs & wall signs within 300 ft. of I-84 right-of-way shall
comply with the following standards:
a.
Only (1) wall sign oriented to I-84 is allowed per business or tenant in a
building that is occupied by two or more tenants. (Not more than 2
freeway -oriented wall signs allowed on any single building or structure).
b.
Free standing signs shall not exceed 40 ft. in height.
C.
Free-standing signs shall be 1 sq. ft. of sign area per linear foot of freeway
frontage up to a max. of 150 sq. ft.
d.
Minimum distance between free-standing signs is 500 ft.
e.
No residential signs are permitted.
* NOTE: This checklist does not represent all elements of the Sign Ordinance. It is only intended to highlight those
required elements common to most sign applications and to facilitate review & compliance with the Sign
Ordinance's key elements.

2. Standards:
a. Design: The sign shall incorporate materials, colors and a design motif that is compatible with and
complements the architectural theme and style of the building or complex for which the sign identifies. Sign designs
shall reflect a common theme and incorporate similar design elements in terms of materials, letter style,
illumination, sign type and sign shape.
b. Sign Location: Free-standing signs shall be located as near to the primary access driveway as practical. Free-
standing signs in commercial and industrial zones shall not be closer than one hundred fifty feet (150') from any
residentially zoned property. Distance, for the purpose of establishing location, shall refer to the linear distance in
either direction on the street to which the sign faces only.
c. Number: One center sign per one -thousand feet (1000') of street frontage, or fraction thereof, maybe permitted.
In addition to the main center sign, one (1) free-standing sign for each building within the center is permitted, with
size and background area in accordance with Tables C -G, provided that no sign exceeds a height of ten feet (10')
and background area of seventy (70) square feet.
d. With the exception of roof signs, wall signs are permitted in any number, location, or orientation, except toward
an adjoining residential property, provided that the total square footage does not exceed 18% of the wall face upon
which the sign is placed.
e. Sign height and placement shall be consistent throughout the development site.
