Re: Approved Sign Program for High Desert Harley Davidson
Roger Huber of Young Electric Sign Company submitted a Planned Sign Program Application for the
multi -tenant building located in Lot 9, Block 3, Destination Place Subdivision. This letter outlines my
review and approval notes of the Planned Sign Program.
The number and types of approved signage are as follows:
Center Signs
• No center signs were approved with the Planned Sign Program application for this project.
• All future signs will require sign permits.
Wall Signs
• Future tenant signs will require separate sign permits.
• Future proposed wall signs must be consistent with each other in design (pan channel letters with
plex faces or reverse pan channel letters) per the approved lease agreement pertaining to signs
• In no circumstance shall the combined wall sign background area be allowed to exceed 9% of a
single wall face.
• Direct illumination signs are prohibited, except that neon may be permitted if contained within
channel letters or raceways. Skeleton neon is not permitted.
Free-standing Signs
• No free-standing/monument signs were approved with this application. Future signs will require a
sign permit.
• Future signs will require separate sign permits.
All future and proposed signage must be in compliance with UDC 11-3D.

This criterion has been established for the mutual benefit for all tenants.
Conformance will be strictly enforced and any non -conforming or unapproved
signs must be removed or brought Into conformance at the expense of the
tenant.
A. GENERAL APPROVAL REQUIREMENTS
1. Tenant shall submit or cause to be submitted to Landlord and City
of Merddlan for approval before fabrication, at least two copies of
detailed color drawings Indication location, layout, design and color
of the proposed signs, Including all lettering and or graphics with
complete specifications drawn to scale.
2. All permits for tenant's signs and their installation shall be obtained
by tenant or his representative and shall conform to all local
building and electrical codes as well as the criteria Set forth
hereafter.
3, All tenant signs shall be designed, constructed and installed at
tenant's expense.
4. Tenant shall be required to fulfill all the requirements of these
criteria.
B. NUMBER, LOCATION, DESIGN AND CONSTRUCTION OF SIGNS:
1. Tenant shall be permitted a maximum square footage calculated as

3. No exposed conduit, brackets, fasteners or wiring of any type will
be permitted.
4. Exterior signs shall be individual channel letters with plea faces or
reverse pan channel letters, internally Illuminated with neon or
L.E.D, installed Flush to fascia, raceway and or metal accent panel
subject to Landlord's approval. Letters to be a maximum height of
60"

S. Other types of signs will be considered are as follows: Gooseneck
lamps are acceptable to complement non -illuminated signs.
6. Company logos will be allowed only at Landlord's discretion.
7. Ail signs shall meet Underwriters laboratories and National
Electrical code requirements_
C. MISCELLANEOUS REQUIREMENTS:
1. Tenant. shall be responsible for the operations of tenant sign
contractors. Tenant and sign contractor will be liable for any
actions committed during installation or service of signage.
2. Tenant or his representative shall be responsible for cost of
maintenance, service, repair or replacement of tenant's sign, time
clock or electrical wiring_
3. Tenant shall be required to keep his/her sign in working order and
all surfaces shall be maintained in good condition. Tenant shall
also be responsible for any repair or painting for wall upon leaving
of said space.
