Planned Sign Program
October 2009
Purpose: The purpose of this planned sign program is to establish consistent sign
criteria tailored to multi -tenant building and/or multi -tenant development. The
intent is to provide for flexible sign criteria that promotes superior design through
architectural integration of the site, buildings, and signs.

Standards:
1. Signs shall incorporate materials, colors and a design motif that is compatible
with and complements the architectural theme and style of the building or
complex for which the sign identifies. Sign designs shall reflect a common them
and incorporate similar design elements in terms of materials, letter style,
illumination, sign type and sign shape.
2. One (1) primary freestanding sign, hereinafter referred to as center sign, shall be
allowed per the subject area of the planned sign program unless restricted by
Section 11-3D-81. Subdivision Identification Signs. One additional center sign
shall be allowed per one thousand feet (1,000') of street frontage or any portion
thereof. The one -thousand feet (1,000) shall be cumulative for corner lots.
a. In addition to the center signs, one (1) secondary freestanding sign for each
building within the development is permitted, with size and background area in
accord with the tables 1 through 8, section 11-3D-1 through 11-3D-9, provided
that no sign exceeds a height of ten (10') feet and background area of seventy (70)
square feet.
b. Where there is a subdivision identification sign on the same street frontage as
the center sign, the background area of the subdivision identification sign shall be
subtracted from the allowable background area for the center sign.
3. Wall signs are permitted in any number, location, or orientation, except toward
adjoining residential property, provided that the total square footage does not
exceed eighteen percent (18%) of the wall face upon which the sign is placed, or
nine percent (9%) of the wall if combined with a freestanding sign on the same
lot.
4. Sign height and placement shall be consistent throughout the development site.
5. A copy of this sign program shall be included in the lease for each individual
tenant (e.g. signed statement from property owner or copy of the lease agreement
section pertaining to the Planned Sign Program)

a. Each tenant shall submit to the Gramercy Village Architectural Control
Committee (ACC) for written approval, copies of proposed artwork shown
to scale in full color with detailed call outs and elevations. Following ACC
approval tenant shall be required to obtain all city and government permits
relating to the signs.
b. The tenant shall pay for all signs, their installation, (including final
electrical connection) and maintenance. All requirements of these sign
criteria shall be the tenant's responsibility.

I just received a voice mail from Kristy at the City of Meridian. I had left her a message in regards to the
PSP when I was filling it out for you. It had a check off on the Proposed signage (Free Standing/Center
Signs) to include prints of proposed signage. Since there was none I wanted to see what she would like.
In her response she said that she wanted me to send her an email stating that there were "None
proposed at this time and when drawings are done we will submit drawings for the file".

SIGNAGE STANDARDS
These guidelines have been established for the mutual benefit of all owners and tenants
within Gramercy Village. Building Owner and/or Tenant signage is subject to the review
of the Gramercy Village Architectural Control Committee (ACC) and its written approval.
Conformance will be strictly enforced and any non -conforming or unapproved signs must
be removed or brought into conformance at the expense of the tenant.
A. GENERAL APPROVAL REQUIREMENTS
Building Owner and/or Tenant shall submit one (1) copy of detailed shop
drawings to the Gramercy Village ACC for approval prior to City submittal or
sign fabrication. Sign drawings are to be prepared by a licensed sign
contractor. All signs must conform to the requirements of the City of
Meridian, as well as the Planning and Building Departments as applicable.
Submittals shall consist of detailed color drawings indicating location,
layout, design and color of the proposed signs, including all lettering and or
graphics with complete specifications drawn to scale.
2. If shop drawings are denied, Tenant must resubmit revised plans until
ACC's approval is obtained. Requests to implement signs that vary from the
provisions of these signage standards will be submitted to the ACC for
approval and then submitted to the City of Meridian for approval. The ACC
may approve signs that depart from the specific provisions and constraints
of these signage standards in order to: a) encourage exceptional design; b)
accommodate imaginative, unique and tasteful signs that capture the spirit
and intent of these signage standards; and c) to mitigate problems in the
application of these signage standards.
3. Proposed signage must be approved in writing by the ACC prior to permit
application. Tenant or his sign contractor must submit to the City of
Meridian and will be responsible for all applicable applications and permit
fees for the Planning and Building Departments.
4. The ACC may, at their sole discretion and at the Owner/Tenant's expense,
correct, replace or remove any sign that is installed without written approval
and/or that is deemed unacceptable pertaining to these signage standards.
5. if the Owner/Tenant chooses to change his/her exterior signage at any time
during the term of his/her lease, then Tenant must comply with the
requirements set forth herein and any future modifications, revisions and/or

changes which have been made to these signage standards for Gramercy
Village after the execution of his/her lease agreement.
6. All Tenant signs shall be designed, constructed and installed at Tenant's
expense. Owner/Tenant shall also be responsible for all cost relating to sign
removal, including repair of any damage to building.
7. Owner/Tenant shall be ultimately responsible for the fulfillment of all
requirements and specifications, including those of the ACC, City, UL and
the Uniform Electrical Code.
B. DESIGN GUIDELINES
1. Signs shall be integrated into the architectural design of the building and
should not dominate the fagade or interfere with adjacent buildings. All
Tenant's identification designs, copy, color and shapes shall require ACC
approval.
2. Tenant signage shall be contained within the recessed stucco panels above
the Tenant space (defined as "primary signage" see attached exhibit) for
any multi -tenant buildings. Notwithstanding the maximum area allowances,
adequate amounts of visual open space shall be provided around wall signs
so that they appear balanced and in scale in relation to their background.
3. No exposed conduit, brackets, fasteners or wiring of any type shall be
permitted. Raceway tracks will not be permitted.
4. Exterior signs shall be individual channel letters with plex faces or hallow lit
channel letters, internally illuminated with neon or L.E.D., subject to ACC's
approval. Letters to be a maximum height of 36".
5. Neon tubing shall be 10-13 mm, EGL or equal. Neon transformers shall be
30 MA. Maximum neon transformer size shall be 9000 volts. Fluorescent
lamps shall be single pin (slimline). All lighting must match exact
specifications of the approved shop drawings.
6. Surface brightness of all illuminated materials shall be consistent in all
letters and components of the sign. Light leaks will not be permitted.
7. Blade signs and/or under canopy signs are highly encouraged for all in-line
tenants as depicted in the attached exhibit. Non -illuminated signs are
acceptable if properly illuminated by lighting fixtures already installed on the
building as part of the initial construction.
8. Sign manufacturer shall supply a UL label, as required by local
authorities, in an inconspicuous location.
9. All signs shall meet Underwriters Laboratories and National Electrical Code
requirements.
10. Only those sign types provided herein and specifically approved in writing
by the ACC will be allowed. Prohibited signs include the following: a) roof
signs; b) animated, audible or moving signs; c) vehicle signs: signs affixed
or on trucks, automobiles, trailers, and other vehicles which advertise,

identify or provide direction to a use or activity not related to its rightful use;
d) off premise signs: (other than directional signs) installed for the purpose
of advertising a project, event, person or subject not related to the premises
upon which said sign is located. Such temporary sign may be allowed upon
approval by ACC.
C. MISCELLANEOUS REQUIREMENTS
1. Owner/Tenant shall be responsible for the operations of Tenant sign
contractors. Tenant and sign contractor will be liable for any actions
committed during installation or service of signage.
2. Tenant or his/her representative shall be responsible for cost of
maintenance, service, repair or replacement of tenant's sign, time clock or
electrical wiring.
3. Tenant shall be required to keep his/her sign in working order and all
surfaces shall be maintained in good condition. Tenant shall also be
responsible for any repair or painting for wall upon leaving of said space.
