This letter outlines my review and approval notes of the Planned Sign Program. The number and types of approved signage are as follows: Center /Commercial Sions (the lar+aer signs on Pine Avenue and N. Earle Roads Total # of allowed Center/Commercial type signs = 2 (one on Eagle and one on Pine) • Golden West Advertising is applying for both (2) of these signs with the Planned Sign Permit and both are approved by PBZ. Single Buildin4 Signs lthe smaller signs to identify each individual builder in the woiecYt Total # of allowed Single Building type signs = 8 Golden West is not applying for any of these signs right now. The eight signs will require separate sign permit applications. Each of the future signs must be in conformance with the design approved under this Planned Sign Program. IWa i Suns • No specific Wali Signs were proposed under this application. The application states there will be one (1) per tenant. Each of these future signs will require separate sign permits. In no circumstance shall the t~rrrbined wall sign background area of all tenant signs be allowed to exceed 18°k of a single wail face. Sion Setbacks The setbacks for the Center Signs} are approved as shown on the Site Plan. Conformance will be strictly enforced and any non-conforming or unapproved signs must be removed or brought into conformance at expense of tenant. A. GENERAL APPROVAL REQUIEMENTS: 1. Tenant shall submit or cause to be submitted to the landlord for approval before fabrication, at least three copies of detailed colored drawings indicating location, layout, design and color of the proposed signs, including all lettering and/ or graphics with complete specifications and dimensions. 2. All permits for Tenant's signs and their installation shall be obtained by the Tenant or his representative and shall conform to all local building and electrical codes as well as the criteria set forth hereafter. 3. All signs shall be designed, constructed and installed at Tenant's expense. 4. Tenant shall be required to fulfill all the requirements of these criteria. B. NUMBER, LOCATION, DESIGN AND CONSTRUCTION OF SIGNS: 1. Tenant shall be permitted one wall sign per elevation limited to 9% of that elevations wall area. Wall area shall be calculated at the height times the length of that elevation. 2. One tenant space on Pylon sign shall be permitted if available. In addition one pad identification sign may be allowed per building if available. 3. All Tenant's identification designs, logos, copy, shapes and blurbs shall require landlord's approval. 4. No exposed conduit, brackets, fasteners or wiring of any type will be permitted. 5. Exterior signs shall be individual pan channel letters either mounted on exposed raceways or installed directly to wall. Cabinet signs will be allowed only upon written approval from landlord. a. all illumination shall be UL approved and have sign company's identification amp load and UL sticker in legible view from ground. 6. Total sign length shall not exc~d 80% of tenant's linear feet of leased frontage up to a letter height of 24" and logo height of 48". C. MISCELANEOUS REQUIREMENTS: 1. Tenant shall be responsible for the operations of Tenants sign contractors. Tenant and sign contractor will be liable for any actions committed during installation or service of signage. 2. Tenant or his representative shall be responsible for cost of maintenance, service, repair or replacement of Tenant's sign, time clock or electrical wiring. b. Design: The sign shall incorporate materiak> odors and a design motif that is compatible with and complements the architectural theme and style ofthe buflding or complex for which the sign identifies. Sign designs shall reflect a common theme and incorporate simi~ design elements in terms of materials, letter style, illumination, sign type and sign shape. b. Sign Location: Free-standing signs shall be located as near to the primary access driveway as practical. Free- standing signs in commercial and industrial zones shall not be closer than one hundred fifty feet (150') from any residentially zoned property. Distance, for the purpose of establishing location, shall refer to the linear distance in either direction on the street to which the sign faces only. c. Number: One center sign per one-thousand feet (1000') of street frontage, or fraction thereof, may be permitted. In addition to the main center sign, one (1) free-standing sign for each building within the center is permitted, with size and background area in accordance with Tables C-G, provided that no sign exceeds a height often feet (10') and background area of seventy (70) square feet. d.
