For: 3155 E. Fairview Ave., Meridian, ID - In-line Retail / Denny's Restaurant
Effective: August 2006
This building shall contain several in-line retail spaces (8400 sq. ft.) and a
Denny's Restaurant at the east end. The following sign standards shall apply for
all tenants:
1) A double-faced internally illuminated free-standing sign shall be located in
front of the retail spaces, in the landscape area. tt may include a `center'
name/ID, and also allow for signage for each retail tenant, except Denny's
Restaurant. Size shall not exceed 150 sq. ft. with an over-all height of 25'
In addition, Denny's Restaurant shall have a monument sign at approx. 50
sq. ft. with an over-all height of 10'.
2) Tenant building signs shall consist of individual pan channel letters with
acrylic faces, mounted on raceways painted to match building. A portion of
each sign shall also consist of a sculptured cabinet mounted directly to the
wall. In the case of established logos/trademarks that may require this
application, the entire sign may consist of sculptured cabinet(s), with the
permission of the property owner. All letters or cabinets shall be internally
illuminated and shall be U.L. approved. Wall signs shall be permitted in
any number, location or orientation (to include all four sides of Denny's
tower) provided that: (a) total square footage does not exceed 9°~ of the
wall face upon which sign is placed, (b} length/width does not exceed 75%
of lease space, (c) height is appropriate for space available. Any color(s)
shalt be allowed, except fluorescent and/or day-glo colors.
Tenant shall submit scaled and dimensioned color elevation drawings of
proposed signage to property owner (or designated agent) for approval.
Tenant shall also secure necessary sign permits from City of Meridian.
