2. Standards:
a. Design: The sign shall incorporate materials, colors and a design motif that is compatible with and
complements the architectural theme and style of the building or complex for which the sign identifies. Sign designs
shall reflect a common theme and incorporate similar design elements in terms of materials, letter style,
illumination, sign type and sign shape.
b. Sign Location: Free-standing signs shall be located as near to the primary access driveway as practical. Freo-
standing signs in commercial and industrial zones shall not be closer than one hundred fifty feet (150') from any
residentially zoned property. Distance, for the purpose of establishing location, shall refer to the linear distance in
either direction Oll the street to which the sign faces only.
c. Number: One center sign per one-thousand feet (1000') of street frontage, or fraction thereof, may be permitted.
In addition to the main center sign, one (1) free-standing sign for each building within the cents is permitted, with
size and background area in accordance with Tables C-G, provided that no sign exceeds a height often feet (10')
and background area of seventy (70) square feet.
d. With the exception of roof signs, wall signs are permitted in any number, location, ~ orientation, except toward
an adjoining residential property, provided that the total square footage does not exceed 18% of the wall face upon
which the sign is placed.
e. Sign height and placement shall be consistent throughout the development site.

A, xNTRODUCTION
The intent o£ this sign criteria is to provide the guide-
lines necessary to a.ch.ieve a visually coordinated, balanced
and appealing signage environment,
Performance of this sign criteria°shall be rigorously en- •
forced and any nonconforming signs shall~be removed by the
tenant ox his sign contractor at~their expense, upon demand
by owner.
Exception to .these standards •shall be reviewed by the land-
lord. ~Iowever, based upon our. field experience, devia- .
lions will generally result in serious inequa.ties between
tenants. Accordingly, the owner will retain full rights
.of approval of any sign used ~.n the center.
B. GENERAL OWNER/TENANT REQUIREMENTS ~ '
1. Each tenant shall submit to the landlord for written
approval, three (3) copies of the detailed shop draw-
ings of his proposed sign, (one in full color) indi-
cating cor~.f.ormance with the sign criteria herein out-

2. The tenant shall submit a signed drawing approved by

first be approved by the owner and respective City
Design Review Board.

C. GENERAL_SIGN SPECIFICATIONS
1. No'exposed raceway, crossovers, conduits, conductors,
transformers, etc.~,.shall be permitted.

permitted to place upon each entrance door to their

7. SIGNS CONSTITUTING A TRAFFIC HAZARD
No person shall install or maintain a cause to be
installed or maintained any sign which simulates ox
imitates in size, color, lettering or design any
traffic sign or signal, or which makes use of the
words "ST.OP", "LOOK", "DANGER", or any other words,
phrases, symbols, or characters in such a manner
to interfere with, mislead or confuse traffic.
8. IMMORAL OR UNLAWFUL ADVERTISING
It shall be unlawful for any person to exhibit, post
or display cause to be exhibited, posted or displayed
upon any sign, anything of an .obscene, indecent, or
immoral nature or unlawful activity.
9. SIGNS OR DOORS, WxNAOWS OR FIRE ESCAPES
No window signs will be permitted except as noted
herein. No sign shall be installed, relocated, or
maintained so as to prevent free ingress to or egress
Prom any door. No sign of any kind shall be attached
to a stand pipe except those signs as required. by
code or ordinance.

External displays, other than temporary decorative
holiday lighting, which consist of unshielded light
bulbs, are prohibited. An exception hereto may be~
granted by the owner when the display is an integral
part of the design character of the activity to which

15. SIGNS IN PROXIMITY TO UTILITY LXNES

operated by them in other locations; provided, however,
there shall be no rooftop signs which are flashing,
