Towerbridge Way. This letter outlines my review and approval notes of the Planned Sign Program. The number and types of approved signage are as follows: Center /Commercial Signs • One (1) center sign was approved at this time. Wall Signs • Two (2) wall signs were approved for Orthodontics at Bridgetower through this sign application. • Future tenant signs will require separate sign permits. • Future proposed wall signs must be consistent in design. Individual Free-standing Signs • One free-standing monument sign per lot is approved with this application. Each sign will require a separate sign permit. • Individual monument signs must not exceed 8-feet in height or 50 s.f. in background area. Each tenant may provide wall signs on the fascia of their building not to exceed 9.5 % of the fascia as stated in the current city ordinance. Those signs may consist of pan channel displays or dimensional letters. Each sign will be submitted to the landlord for approval prior to submission to the city. z. Each tenant may provide window vinyl on the entrance doors or windows to display the name of the business and hours of operation. 3. A monument sign to be provided by the landlord will be placed on the property to identify businesses within the development. The monument sign will provide tenant spaces to be divided at the discretion of the landlord but will not exceed the overall space as submitted with this application. 4. Each tenant, upon vacating the property, will remove their signs and repair the walls to their original condition. 5. No exposed conduit, tubing or wiring is permitted. 6. No sign shall be constructed except in conformance with approved Planned Sign Program. Section 11-149.E.2. 2. Standards: a. Design: The sign shall incorporate materials, colors and a design motif that is compatible with and complements the architectural theme and style of the building or complex for which the sign identifies. Sign designs shall reflect a common theme and incorporate similar design elements in terms of materials, letter style, illumination, sign type and sign shape. b. Sign Location: Free-standing signs shall be located as near to the primary access driveway as practical. Free- standing signs in commercial and industrial zones shall not be closer than one hundred fifty feet (150') from any residentially zoned property. Distance, for the purpose of establishing location, shall refer to the linear distance in either direction on the street to which the sign faces only. c. Number: One center sign per one-thousand feet (1000') of street frontage, or fraction thereof, may be permitted. In addition to the main center sign, one (1)free-standing sign for each building within the center is permitted, with size and background area in accordance with Tables C-G, provided that no sign exceeds a height of ten feet (10') and background area of seventy (70) square feet. d. With the exception of roof signs, wall signs are permitted in any number, location, or orientation, except toward an adjoining residential property, provided that the total square footage does not exceed 18% of the wall face upon which the sign is placed. e.
