Idaho Electric Signs, on behalf of Ada West Dematology, submitted a Planned Sign Program
Application for the tenant spaces located a# 1618 S. Millenium Way. This letter outlines my review and
approval notes of the Planned Sign Program.
The number and types of approved signage are as follows:
Center Signs
No center signs were applied for or approved with this application. Future center signs will require a
separate sign permit.
Wall Signs
• Future tenarrt signs will require separate sign permits.
• Future proposed wall signs must be consistent with each other in design per the approved lease
agreement pertaining to signs.
• In no circumstance shall the combined wall sign background area be allowed to exceed 9% of a
single wall face.
Sign Setbacks -
The setback for the entryway sign shall be minimum one foot from the front properly line and five-foot
setback from the side property line.

2. Standards:
a. Design: The sign shall incorporate materials, colors and a design motif that is compatible with and
complements the architectural theme and style of the building or complex for which the sign identifies. Sign designs
shall reflect a common theme and incorporate similar design elements in terms of materials, letter style,
illumination, sign type and sign shape.
b. Sign Location: Free-standing signs shall be located as neaz to the primary access driveway as practical. Free-
standing signs in commercial and industrial zones shall not be closer than one hundred fifty feet (150') from any
residentially zoned property. Distance, for the purpose of establishing location, shall refer to the linear distance in
either direction on the street to which the sign faces only.
c. Number: One center sign per one-thousand feet (1000') of street frontage, or fraction thereof, may be permitted.
In addition to the main center sign, one (1) free-standing sign for each building within the center is permitted, with
size and background area in accordance with Tables C-G, provided that no sign exceeds a height often feet (10')
and background area of seventy (70) square feet.
d. With the exception of roof signs, wall signs are permitted in any number, location, or orientation, except towazd
an adjoining residential property, provided that the total squaze footage does not exceed 18% of the wall face upon
which the sign is placed.
e. Sign height and placement shall be consistent throughout the development site.

7. Verify free-standing signs are set entirely within a landscaped area having at least
the same s care footage as the back ound area of the sign. (Section 11-14-S.L)
8. Verify that all free-standing signs (except residential subdivisions) include the
street address(es) of the subject parcel. (Section 11-14-S.M)
9. Verify the following standards that ap ly to all wall signs:
a. Sign shall not exceed 18% of wall area (up to a maximum of 75 sq. ft. in
L-O) If property also has free-standing sign, wall sign shall not exceed 9% of 4/
wall area.
b. Si is not to exceed the height of the wall face (maximum of 30 ft.) /
c. Lettering within the copy area shall not exceed a height of 3 ft. /
d. Each business in office, commercial or industrial zones with exterior
frontage shall be permitted (1) wall sign. One additional wall sign shall be

a. Only (1) wall sign oriented to I-84 is allowed per business or tenant in a
building that is occupied by two or more tenants. (Not more than 2
freeway-oriented wall signs allowed on any single building or structure).
b. Free standing signs shall not exceed 40 ft. in height.
c. Free-standing signs shall be 1 sq. ft. of sign area per linear foot of freeway
frontage up to a max. of 150 sq. ft.
d Minimum distance between free-standin si s is 500 ft.
e. No residential signs are permitted.
* NOTE: This checklist does represent all elements of the Sign Ordinance. It is only intended to highlight those
required elements common to most sign applications and to facilitate review & compliance with the Sign
Ordinance's key elements.
