Leslie Brown of Idaho Electric Signs submitted a Planned Sign Program application for the Ada County
West Campus (Lots 2 & 3, Block 1 and Lot 1, Block 2 of the Weed and Pest Control Campus
Subdivision). This letter outlines my review and approval notes of the Planned Sign Program.
The number and types of approved signage are as follows:
Center Signs
• One center sign not to exceed 10 feet in height is approved with the application (on E. Pine Street).
• An additional center sign is not allowed on E. Pine Street per UDC 11-3D-9D2.
Wall Signs
• No wall signs are approved with this application.
• Future tenant signs will require separate sign permits.
• Future proposed wall signs must be consistent with each other in design (non-illuminated,
individual letters) per the approved lease agreement pertaining to signs.
• In no circumstance shall the combined wall sign background area be allowed to exceed 9% of a
single wall face.
Free-standing Signs
• One free-standing/monument sign not to exceed 5' 6" in height is approved with this application (on
Lot 3, Block 1).
• Each individual building shall be allowed one monument sign not to exceed 5' 6" in height
• Future individual free-standing signs will require separate sign permits.
• Future individual free-standing signs must be consistent in design with the approved center sign
and approved monument sign.
All future and proposed signage must be in compliance with UDC 11-3D.

Master Sign Plan
March 2007
The following Master Sign Plan is designed to provide for appropriate
signa~ge within the development while maintaining harmony and
enhancing the image of the property.
1) ane main monument sign iQ' in overall height shall be permitted at the
entrance on Pine Street as per Exhibit A.
2) Each individual building within the development shall be permitted one
smaller monument sign 5'6" in overall height as per Exhibit B.
3) Each separate building shall be permitted to display non-illuminated
individual letters on any wall appropriate not to exceed Meridian City Code.
4) All illuminated signs must be U.L. approved and carry a U.L. label.
5) Alf wall signs must be submitted to the City of a sign permit.
A copy of this Master Sign Plan will be included and provided to all
future tenants in this development.
