This approval was granted contingent upon the completion of several tasks as required by UDC 11 -6B -8C2 within one year of the date of tentative approval. Since that date, the required tasks have been completed within the time period allowed. I find that the property boundary adjustment is in conformance with UDC 11-6B-8 and therefore grant final approval of the property boundary adjustment. The applicant, director, or a party of record may request City Council review of a decision of the Director. All requests for review shall be filed in writing with the Planning Department on or before August 1, 2012, within fifteen (15) days after the written decision is issued, and contain the information listed in UDC 11 -5A -6B. If City Council review of the decision is not requested, the action of the Director represents a final decision on a land use application. The request is to combine Lots 17 & 18, move the common lot line of 16 & 17 20 feet to the South and increase the "flag" portion of Lot 16 from 20 feet to 30 feet in width. The reason for changing the flag lot dimension is because there is a companion application to remove the common drive easement that affects the flag portion of Lot 16. The City of Meridian requires a minimum of 30 feet of frontage for flag lots if it isn't a common driveway. Also in that companion application the applicant is changing the designation of Lot 18 as an HOA lot. They are removing the pathway that is built on it. Lot 18 then would be combined with Lot 17.
