Oakcreek Subdivision No. 2
Project Narrative
Oakcreek LLC hereby applies for a final plat of 41 single-family residential lots and 6 common lots
on 9.58 acres for Oakcreek Subdivision No. 2.
The property is currently vacant. To the east of the site is phase 1 of Oakcreek; to the north and
south are future phases of Oakcreek (The Oaks); and to the west is unplatted property. The gross
density of the final plat is 4.28 dwelling units per acre, with a net density of 5.8 dwelling units per
acre. The minimum property size is 5,553 square feet, with the average property size being 6,400
square feet.
The preliminary plat was approved on October 28, 2008. Oakcreek Subdivision No. 1 was signed
by the Meridian City Engineer on September 20, 2010, requiring signature of the Meridian City
Engineer by September 20, 2012, for this phase.
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The fmal plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. 09-1393 which was recorded as
Instrument No. 109002090. The applicant entered into a Development Agreement, recorded as
Instrument No. 109009629, records of Ada County, Idaho.
