RE: Spurwing Challenge Subdivision
Dear Commission,
Staff is requesting Commission action on the following items for the Spurwing Challenge
Subdivision:
1) Add a new DA provision that reads: After annexation ordinance approval, the developer
shall submit and obtain approval of a property boundary adjustment (PBA) in the
configuration of the proposed subdivision to create a parcel for the construction of the
new driving range. After recordation of the PBA, the developer is hereby permitted to
construct the driving range in the location as shown on the Master Site Plan upon the
issuance of a certificate of zoning compliance and design review approval. The developer
shall submit and obtain approval of a final plat within two years of preliminary plat
approval and the driving range shall be included as a lot with the first phase if the plat is
planned to be developed in phases.
2) Condition1.2.2 strike a public easement shall be recorded for the pathways.
3) Condition 1.2.3 modify to read or provide documentation that ITD has approved the
pathway in the right-of--way.
4) Condition 1.3.3 strike and adjoining fencing as no fencing is being proposed.
5) Condition 1.6.6 has been addressed with the new proposed DA provision.
6) Condition 2.4 modify to read provide a 20-foot wide permanent easement.
7) Condition 2.17 strike condition.
8) Condition 4.3 strike condition.
9) Conditon 4.6 strike condition
10) Condition 4.7 strike condition
