Dear Council Members:
We represent the property owners of Sagecrest Apartments and Resolution Business Park,
which adjoins the subject property and is a 200 unit residential community. The surrounding
properties of Sagecrest Apartments are medical offices, day care, professional services, etc. The
subject property is located adjacent to Corey Barton's sample/display office to the west,
Sagecrest Apartments and Sagecrest professional offices to south. The current zoning for the lot
is L. O. or Limited Office. This zoning is compatible with the surrounding properties which
adjoin the subject property.
When the owners of the Sagecrest Apartments purchased their property, this was the zoning in
place and the Sagecrest Professional offices already existed, along with Corey Barton's
sample/display office. The retail centers are located across Overland on the north side and
away from the residential community. This has proved to be a viable arrangement for the
benefit of the area.
With the high school located on the south side of Sagecrest Apartments, the traffic demand is
high for both the high school and residential community. The ACHD recently made
modification to traffic in the area due to accidents. By changing the zoning of the subject
property, this demand will undeniably increase, thereby creating increased congestion.
We have personally met with Jeffery and James to discuss options for the property. Both
associations, Sagecrest Property Owners and Resolution Business Park, at their annual meetings
discussed this subject in depth. Both associations agreed changing the zoning would conflict
with the current types of operations within the associations currently. If you are wondering why
at this late date the objections are coming, the associations were not notified of this
application.
Resolution Business Park contains medical facilities and professional offices. These types of
businesses do not create noise or trash issues and work well with the residential community.
The property owners wish to retain what they have left of property values, rental rates and a
desirable living community -just as the developer wishes to make a profit. The developer will
be gone and the property owners surrounding this lot will remain for a lifetime.
We respectfully request, on behalf of both Sagecrest Apartments and Resolution Business Park
associations, to keep the zoning for this property located at the corner of Millennium and E.
Overland, unchanged. Please protect the integrity of the community and do not allow
incompatible types of businesses that will cause deterioration of the area, remain L. O. zoning.
We all want what is best for the city as a whole, not as individuals, right?

We own a building within the Sagecrest Apartments located at 1805 E Overland Road. It has come to
our attention that Edge LLC has requested a rezoning of the property located at 2405 E Overland Road,
which is at the corner of Millennium Way and Overland Road and backs directly up to our residential
lots. I am writing this letter today urging the City Council to reject any rezoning that would allow uses
beyond the existing zoning of this property, especially if the change would allow for a fast food
restaurant. Any business, other than what would conform to current zoning would adversely affect the
surrounding neighbors, but a fast food restaurant would adversely affect the surrounding neighbors
with traffic, lights, noise, odors, and trash. Additionally, a fast food restaurant would entice foot traffic
from the nearby high school which would undoubtedly result in students walking through the
professional office buildings and residential buildings that separate the high school from this location.
We urge the City Council to follow the recommendation of the Planning Department and reject the
request for rezoning of this property.

The projected change in zoning request for the property located at the corner of Overland and
Millennium would create a hardship on the property owners and residential tenants of the
Sagecrest Apartments. The Sagecrest Apartments, a 200 unit residential complex, adjoins the
subject property to the south.
The attached aerial picture shows the immediate area surroundingthe subject property. In the
picture the adjoining property uses are Residential and Professional Offices. The property uses
across the street East on Millennium are Professional Medical Offices. If the zoning is changed
to otherthan l-0, this would open the doorto a variety of different business usesthat would
not be compatible with the current surrounding types of business uses.
The additional factor is the location of the Mt. View High School south of the subject property.
Depending on the type of business use, for example, if fast food this use would create noise,
traffic, and trash issues in an area of Professional Businesses. Where directly across Overland
are retail shopping and food establishments currently, with additional available space far
development more desirable to the type of zoning being requested. Many types of business
uses potentially could decrease livability and desirability of the Apartments -this would impact
rents and property values, thereby directly affecting both tenants and owners.
We of the Sagecrest Property Owners Association, representing 50 property owners and 200+
residences, strongly urge the council to retain the current zoning of ~.-0. We are not objecting
to development of the property, we are respectfully requesting the type of uses for the
property be compatible with the surroundingarea.

As the president of the Resolution Business Park Property Owners Association ar Resolution
BPPOA I am wthin today to express the Associations' position on the rezoning request before

the council. The subject lot is located on the corner of Millennium and Overland, within the
boundaries of Resolution BPPOA.
Neitherthe developer nor owner has submitted an application to the Resolution BPPOA for
approval of this project. INe have spoken to Jeffery Hall about this issue and have yet to receive
the appropriate information, to date. According to the CC&R's for the association, any project
shall be approved by the association prior to proceeding with the city process. We believe the
Council should deny this request farzoning change or future zoning change, until the
Resolution BPPOA has reviewed and approved an application.
The Resolution BPPOA respectfully request the application before the Council be denied and
require the applicantto seekthe associations approva! before pursuing City of Meridian
approval. By obtainingthe associations support first, the process would most likely be
expedited. Please retain the l-0 zoning classification.
Please contact me with any questions or concerns, the board of the association looks forward
to working together to accomplish positive results. We strive for compatibility within the
