Extension
We are requesting a 24 month extension to the preliminary plat to Woodland Springs
Subdivision Phase II. The site is located on the North East corner of the Mcmillan Road
and Locust Grove intersection. The Ada County Assessor parcel numbers for the entire
site are 50529336205 and 50529336175.
Extension
The property had been approved for a preliminary plat for 4 commercial lots, annexed
and zoned with a zoning designation of C -N. Three of the lots were signed by the city
engineer for a final plat on September 9, 2009. We had until March 9, 2010 for the last
lot to be approved for a final plat. We received a first extension until September 9, 2011.
We are requesting an extension to the preliminary plat phase II due to economic
downturn. We still have had zero activity on the property and the current property values
in the area make it very difficult to even break even on our costs.
The file numbers for the previous entitlements are CPA -07-014 and PP -07-019.
Any future development for this final lot will comply with the development agreement
and Meridian's Unified Development code.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.

NOTIFICATION OF INFORMAL MEETING
Dear Neighbors,

We are addressing this letter to you and to all your surrounding neighbors in an effort to notify
you of the required neighborhood meeting for our project. The City of Meridian is requiring
another meeting for us to extend the time required to sign the preliminary plat for our
development. As you are aware, the economy has made it virtually impossible to continue and
complete the development as quickly as we would have liked. This meeting will be held from
7:30 p.m. to 8:30 p.m. on September 6, 2011 at the site in the east parking lot in front of the
empty building pad site. Our representative will be in a Morgan Construction green Nissan
pickup.
The preliminary plat and all improvements shall be constructed per the City of Meridian and the
International Building Code. This shall improve the property by including sidewalks and
landscape surrounding the property. As you are aware, we have already completed a Maverik
Convenience store on the property. It is our opinion that the improvements that will be made to
the property and that have already been made will not only improve the existing property, but
also add to the value of all surrounding properties.
Your attendance and input would be greatly appreciated. We, as the developer, only hope to
develop this project to enhance the property and better the surrounding areas, to increase all
surrounding property values. We just need more time to accomplish our original goal.
We have mailed this correspondence to all property owners within a 300 -foot area
surrounding the proposed property. This meeting is only for an extension of the
preliminary plat of the already approved development plans. We have no intention of
changing anything that has already been signed off on and approved. Woodland Springs
and Morgan Development are weathering the economic storm well and we will be able to
move forward with the development once the economy makes it feasible to do so. Thank
you for your time. We look forward to talking with you and listening to any concerns
that you may have.
