As an authorized agent of H.O.T.1., LLC, CTA Architects Engineers is hereby submitting CUP request for
additional height for the construction of a five story (with basement) office building, Phase 3 of the
Scentsy North Campus development located at E. Pine Ave., Meridian, Idaho.
The project site is currently zoned C-G and the proposed improvements are an allowable use. The
property is well suited for the proposed facility. The new site improvements to the existing un-improved
property will greatly enhance this area of Meridian.

ATTENDEES: Brian Stewart (Scentsy), Andrew Simonds (Rocky Mountain Companies),

On the above date Scentsy and CTA held a neighborhood meeting to comply with the City of Meridian's
CUP process. Andrew Simonds was the only neighbor in the area that showed up to the meeting, see
his comments below.
Andrew Simonds comments/ questions:
1. Parking amount target?
a. Brian Stewart with Scentsy stated that they would like to get between 4/1000 sf or
5/1000 sf.
2. How many employees will be in this facility?
a. Brian stated that at the time of final construction there could be around 800.
3. Tenants on separate floors?
a. Brian stated that the buildings and campuses are owned by H.O.T.1. LLC and not
Scentsy, but it would be their goal to have Scentsy occupy all of the floors in the office
tower.
b. The campuses and buildings are being designed and constructed to allow for flexibility
down the road with many different types of tenants.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-SA-SD, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
