Applicant Response to Staff ReportPage 1 of 1 Machelle Hill From: Jim Jewett [jimj@jljenterprisesinc.com] Sent: Thursday, September 15, 2011 5:42 PM To: Sonya Watters Cc: Machelle Hill Subject: Millennium retail center Sonya, I am in agreement with the staff report with a single exception, paragraph 3 of page 7 states "Staff recommends a less intense commercial zoning designation such as C-N which would also allow for retail uses but still be compatible with adjacent residential uses & zoning. This designation restricts the hours of operation for businesses from 6 am to 10 pm which would have a lesser impact on the abutting residences and be more compatible". Although we are not at this time requesting any rezone we feel that a C-N would not be appropriate on this location for the very reasons contained within your staff report regarding surrounding uses. I do agree that the HDR on the southwest corner of the site will need to have some level of buffering but that could be handled within a C-C zoning easily. Once we have this comprehensive plan amendment approved and we secure our users, we then can address all of these issues within a rezone and CU application. At this point we respectively object to any restriction to a C-N zoning. Sincerely James LJewett 9/15/2011
