Conditions of Approval: Proj ect is subj ect to all current City of Meridian ordinances and conditions
of approval for the Central Valley Corporate Park Subdivision applications. The issuance of this
permit does not release the applicant from any previous requirements of the other permits issued for
this site.
Site Plan: The site plan prepared by Johnson Architects, labeled A1.1, dated August 30, 2005, and
stamped on August 29, 2005 "approved" by the Meridian Planning & Zoning Department, is
approved with no changes. The site plan is not to be altered without prior written approval of the
Planning & Zoning Department.
Landscape Plan: The landscape plan prepared by South Landscape, labeled L-l .l, dated August 30,
2005, and stamped on August 29, 2005 "approved" by the Meridian Planning & Zoning Department,
is approved with no changes. No field changes to the landscape plan permitted; prior written
approval of all material changes is required.
Irri ag_tion: An underground, pressurized irrigation system must be installed to all landscape areas per
the approved specifications and in accordance with MCC 12-13-8 and MCC 9-1-28.
Curbin Per MCC 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other
vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices.
Curbing maybe cut to allow for storm water runoff.
Parkin;?: 35 parking spaces with 3 handicapped spaces are proposed, MCCI 1-13-5 requires 1 space
per 400 square feet of office use, (13980/400 = 6) for a total of 35 parking stalls required. The
parking area shall be paved and striped in accordance with MCC 11-13-4. Off-street parking is
approved as shown on the approved site plan. In accordance with MCC 11-13-5, all standard
parking stalls must be constructed 9 feet by 19 feet minimum and drive aisles must be at least 25-feet

wide. The project engineer/architect shall certify that the number and size ofhandicap-accessible ~ :'
spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must F
have signage in accordance per ADA. ~ ~
Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K.
Sidewalks shall be constructed prior to occupancy.
Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully
vegetated, and shall be designed in compliance with the MCC.
Li_, ~hting: Lighting shall not cause glare or impact the traveling public or neighboring development.
Down-shield all lighting so it does not spill onto adjacent properties.
Signage: No signs are approved with this CZC. All business signs require a separate sign permit in
compliance with the sign ordinance.
Trash Enclosure: All dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash
enclosures must be built in the location and to the size approved by SSC.
Handicap Accessibility: The structures, site improvements and parking must be in compliance with
all federal handicap-accessibility requirements.
ACRD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit.
If any changes must be made to the site plan to accommodate the ACHD requirements, a new site
plan shall be submitted to the City of Meridian Planning & Zoning staff for approval prior to the
issuance of a building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the
remaining improvements. A bid must accompany any request for Temporary Occupancy.
Plan Modifications: The approved Site and Landscape Plans, stamped "approved" on August 29,
2005 are not to be altered without prior written approval of the Planning & Zoning Department. No
significant field changes to the site or landscape plans are permitted; prior written approval of all
changes is required.

In response to your request for comment, the Ada County Highway District (ACHD) staff has reviewed
the submitted application and site plan for the item referenced above. It has been determined that the
Right-of--Way and Development Services Department does not have any site specific requirements for
you at this time due to the fact that all roadway improvements are currently in place.
If the site plan or use should change in the future, ACHD will review the site plan and may require
improvements to the transportation system at that time.
Prior to final approval you will need to submit plans to the ACHD Development Review
Department.
A traffic impact fee may be assessed by ACHD and will be due prior to the issuance of a building
permit. Contact ACHD Planning & Development Services at 387-6170 for information regarding
impact fees.

All landscape areas regulated by the City Landscape Ordinance (12-13) shall be served with' an
automatic underground irrigation system. Additional requirements affecting pressurized
irrigation systems can be found in City Ordinance 9-1-28.

Use of non-potable irrigation water is required when determined to be available by the City
y ' Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is used, a
x separate water meter is recommended so the owner can avoid paying sewer fees for irrigation
water. Potable water shall not be used as a primary irrigation water source on non-residential
lots with more than '/Z acre of landscaping. Year round water availability is also required by
connecting to city potable water or an on-site well as a secondary source.
