I Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development. Down -shield all lighting so it does not spill onto adjacent properties. Signage: No signs are approved with this CZC. All business signs require a separate sign permit in compliance with the sign ordinance. Trash Enclosure: Any dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash enclosures must be built in the location and to the size approved by SSC. Handicap -Accessibility: The structures, site improvements and parking must be in compliance with all federal handicap -accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City ofMeridian Planning & Zoning staff for approval prior to the issuance of a building permit. It has been determined that .the Right -of -Way and Development Services Department does not have any site specific requirements'Ifor ! you at this time due to the fact that all roadway improvements are in place abutting the site. 1 d ACHD policy does not make any assurances that the private road (Scenery Lane) will 1be accepted as a public road if such a request is made in the future. Staff has reviewed previous requests and found that Scenery Lane did not meet public standards and substantial redesign and reconstruction costs will be necessary in order to qualify this road for public ownership and , maintenance therefore it is not accepted for public maintenance and will remain a private street. Our ordinance requires a 20 -foot wide buffer between the park and the subject buildings. There is a sewer easement on these properties and no trees are allowed. Rather than construct the buffer outside of the 20' sewer easement (losing 40 -feet of their property) the applica was going to approach you with an alternative scheme. I'm curious to know if the applicant, Bob Russell, or his landscape architect (David Koga) or architect (Larson) has contacted you regarding planting additional trees on the park side adjacent to their properties? If so, could you let me know what you think? If you approve of this plan can you send me something consenting to these plantings and stamp a plan "approved" so I can have for my records? Thanks Doug.
