The issuance of this permit does not release the applicant from any previous requirements of the other permits issued for this site. Accessory Building: The proposed building is hereby approved as an accessory structure which is incidental and secondary to the principal building on the north portion of the site. Site/Landscape Plan: The site plan prepared by Olson and Associates, labeled Sheet A1.1, dated 7/22/05, and stamped on 8/04/05 "approved" by the Meridian Planning & Zoning Department, is approved with the following changes (See redlines on plan): l.) MCC 12-13-11=2 requires that a 5 foot minimum perimeter landscape strip be provided adjacent to all interior lot lines that are adjacent to parking, loading, or other paved areas. These strips shall be covered in a vegetative groundcover and contain at least 1 tree per 35 feet. The applicant shall provide a 5 foot minimum landscape strip which meets the requirements of MCC 12-13-11-2 adjacent to the proposed paved areas shown on the plan. 2.) Drive aisles adjacent to parking must be a minimum of 25 feet wide. Please ensure that the drive aisle behind the parking meets this requirement. Other than the changes listed above, the site/landscape plan is not to be altered without prior written approval of the Planning & Zoning Department. Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with MCC 12-13-8 and MCC 9-1-28. ~~LI ~i A 1 i ,~ ~) i 0 ,a i :~ ~, 1 Curbing: Per MCC 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow -for storm water runoff. ~_ • • Parkin: The prof ect engineer/architect shall certify that the number and size ofhandicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in .accordance with ADA. The applicant shall be responsible for meeting the requirements of ACHD as they pertain to this development. Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development. Down-shield all lighting so it does not spill onto adjacent properties. Signage: No .signs are approved with this CZC. All business signs require a separate sign permit in compliance with the sign ordinance. Trash Enclosure: All dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash enclosures must be built in the location and to the size approved by SSC. Handicap-Accessibility: The structures, site improvements and parking must be in compliance with all federal handicap-accessibility requirements. ACHD Acce tp ance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall 'be submitted to the City of Meridian Planning & Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All, required improvements must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy. Plan Modifications: The approved Site and Landscape Plans, stamped "approved" on 8/04/05 are not to be altered without prior written approval of the Planning & Zoning Department. It is the responsibility of the applicant to verify all existing utilities within the right-of-way. The applicant at no cost to ACRD shall repair existing utilities damaged by the applicant. The applicant shall be required to call DIGLINE (1-800-342-1585) at least two full business days prior to breaking ground within ACHD right-of--way. The applicant shall contact ACRD Traffic Operations 387-6190 in the event any ACRD conduits (spare or filled) are compromised during any phase of construction. 10. No change in the terms and conditions of this approval shall be valid unless they are in writing and signed by the applicant or the applicant's authorized representative and an authorized representative of the Ada County Highway District. The burden shall be upon the applicant to obtain written confirmation of any change from the Ada County Highway District. 11.
