Landscape Strip on South Prope ,Line: There is a platted 20 foot landscape setback on the south ~ boundary of. Olson and Bush Subdivision No. 2, and the conditions of approval for the Preliminary Plat require that this landscape setback be vegetated with 1 tree per 25 feet prior to issuance of building permits. The City of Meridian has received a Miscellaneous application to remove that condition of approval due to the change in use of the adjacent lots from residential to commercial. A Certificate of Occupancy shall not be issued for this building until either "the City, Council . approves `the miscellaneous application, or a 20 foot landscape buffer is installed along-the entirety of the southern subdivision boundary per the conditions of approval. Site/Landscape Plan: The site plan prepared by James Shearer, Architect, labeled Sheet 1 of 9, dated ' 7/10/05, and stamped on 8/01/05 "approved" by the Meridian Planning & Zoning Department, is approved with the following changes (See redlines on plan): l.) The plat of Olson and Bush Subdivision No. 2 shows a 20 foot landscape setback on the south boundary and Note #9 reads: "The ~ ~ 20 foot landscape setback on Lots 1 through 5, Block 3, shall be reserved for landscaping required by the City of Meridian. These lots shall provide landscaping as required by the City of Meridian." 1.) No linear grouping of parking spaces shall exceed 12 in a row, without an internal planter island. The applicant shall replace the western-most parking space on the north side of the building with a planter island which is a minimum of 50 square feet and a minimum of 5' in any dimension (inside of curb), contains at least one tree, and contains vegetative groundcover. 2.) , Drive aisles adjacent to parking must be a minimum of 25 feet wide.. Please ensure that the drive aisle behind the parking adjacent to Lanark Street meets this requirement. Note: All required trees shall be a minimum of 2" in caliper. Irri a~ tion: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with MCC 12-13-8 and MCC 9-1-28. Curbing: Per MCC 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff. Parkin :The project engineer/architect shall certify that the number and size ofhandicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance with ADA. The applicant shall be responsible for meeting the requirements of ACRD as they pertain to this development. Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Li htin :Lighting shall not cause glare or impact the traveling public or neighboring development. Down-shield all lighting so it does not spill onto adjacent properties. Si nage: No signs are approved with this CZC. All business signs require a separate sign permit in compliance with the sign ordinance. Trash Enclosure: All dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash enclosures must be built in the location and to the size approved by SSC. Handicap-Accessibility: The structures, site improvements and parking must be in compliance with all federal handicap-accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be submitted to the City of Meridian Planning & Zoning staff for approval prior to the issuance of a building permit. A plan which cannot be drawn in its entirety on a single sheet must be drawn with appropriate match lines on two or more sheets. Number of Copies: 3 Landscape Plan Preparation: Preparing a landscape plan requires special skills. Landscaping involves more than a simple arrangement of plants with irrigation; plants are not haphazardly placed in a way that fills up leftover space. Landscape plans should be artfully and technically organized in a way that conveys coherence, design, and organization. The landscaping should enhance the physical environment as well as the project's aesthetic character. Also, requiring plans prepazed by a landscape professional minimises the likelihood of trees dying or interfering with other adjacent site features.
