NOTE: The City granted this property a modification to the standard requirement for water:hook-up. The applicant may use a culinary water source as the primary source for irrigation (MI -05=007). Curbin : Per MCC 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff. Parking: The project engineer/architect shall certify that the number and size of handicap -accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance with ADA. The applicant shall be responsible for meeting the requirements of ACED as they pertain to this development. Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Li tin : Lighting shall not cause glare or impact the traveling public or neighboring development. Down -shield all lighting so it does not spill onto adjacent properties. Signage: No signs are approved with this CZC. All business signs require a separate sign permit in compliance with the sign ordinance. Trash Enclosure: All dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash enclosures must be built in the location and to the size approved by SSC. Handicap -Accessibility: The structures, site improvements and parking must be in compliance with all federal handicap -accessibility requirements. ACRD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be submitted to the City of Meridian Planning & Zoning staff for approval prior to the issuance of a building permit. Subject:'2 1/2 Street,Project Mayor, This week, I have been in regular contact with an aggrieved neighbor on 2 % Street, Perry Gillespie. When the Gillespies were approved for their salon on 2 % Street, they had to put in sidewalk, curb, gutter, landscaping etc, and are now upset that the neighbor didn't have to do the same before occupancy. Mr. Gillespie is frustrated that the home that was converted into a tri-plex, due south of his wife's salon (across from Cole Valley), was'granted occupancy without having completed the required improvements. I do not show that the Planning Department ever signed off on occupancy of the tri-plex, but the Building Department did issue a CC►. I tried to assure Mr. Gillespie that Planning would not sign off on occupancy of the 4-plexes until all of the site improvements were complete. I also put Mr. Gillespie in touch with Daunt Whitman, as I thought Daunt or his staff may have some more information than I do. Yesterday, Perry's wife Patti called and left an angry message for me. She was upset that I "pawned" her husband off to another department and she threatened to go to 6 on your side, the Statesman, and your office. I will continue to work with Daunt and the Gillespies on a resolution. Next week I will be writing a letter to Mark Russell, the developer/owner of the subject property, making it clear that there are outstanding items that need to be installed on the tri-plex'site. I want to make it clear to Mr. Russell that until those improvements are in, we will not issue occupancy of the 4-plexes. (I am going to see if Daunt is willing to make that language even a little stronger and not do any more framing/electrical/plumbing etc. inspections until the tri-plex site is `complete.)
