Site Plan: The. site plan, labeled Sheet L4.0, dated 6/29/05, prepared by The Land Group, Inc., and
stamped "approved" on 7-13-OS by the Meridian Planning and Zoning Department is approved with
the following changes: NOTE 1) MCC 11-13-4.F requires 90-degree parking stalls to be 19' long
by 9' wide and. have a driveway aisle that is Z5' wide. The proposed driveway aisle is only 24'.
Provide a 25' wide drive aisle adjacent to all 90-degree parking stalls, while not reducing the
length of the parking stalls below that required by ordinance, 2) MCC i1-9-1 requires a'15-
foot rear setback for all structures in the R 4 zone. The northeast corner'of the pool structure
z encroaches into the'- required rear setback. The pool, or any other structures, shall not encroach
into any required yard. Except for the above-mentioned changes, the site plan is not to be altered
without prior written approval of the Planning and Zoning Department.
Landsca ep Plan: The landscape plan, labeled L 1.0 & L 1.1, dated 6/29/05, prepared by The Land
Group, Inc., and stamped "approved" on 7-13-OS by the Meridian Planning and Zoning Department is
approved with no changes. No field changes to the landscape plan permitted; prior written approval
of all material changes is required.
Parkin: See Note 1 above and red line change on site plan. The project engineer/architect shall
certify that the number and size of handicap-accessible spaces conforms to the Americans with
Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA. The
applicant shall be responsible for meeting the requirements of ACRD and IT'D as they pertain to this
development.

Curbing: Per Ordinance 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other
vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices.
Curbing maybe cut to allow for storm water runoff. ~
Sidewalks: All sidewalks shall be constructed as shown on the approved Site Plan and in accordance
with the Meridian City Code requirements (MCC 12-5-2.K). Sidewalks shall be constructed prior to
occupancy of the permanent building.
Irri ation: An underground, pressurized irrigation system must be installed to all landscape areas per
the specifications provided.

Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully
vegetated, and shall be designed in compliance with the MCC.
Li tin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Down-shield all lighting so it does not spill onto adjacent propertiesp.
Si a e: No signs are approved with this CZC. All business signs require a separate sign permit in
compliance with the sign ordinance. ~
Trash Enclosure: The applicant is not proposing any dumpsters. The applicant is proposing to have
SSC pick up the garbage curb side. Any future trash enclosure must be built in the location and to the
size approved by SSC.
Handicap-Accessibility: The proposed site improvements must be in compliance with all federal
handicap-accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If
any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan
shall be submitted to the City of Meridian Planning and Zoning stafffor approval prior to the issuance
of a building permit.

Certificate of Occu.__pancy: A11 required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy maybe obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the

the submitted application and site plan for the item referenced above. It has been determined that the
Right-of--Way and Development Services Department does not have any site specific requirements for
you at this time due to the fact that the proposed development will:

Tuscany Development Inc. is submitting for the approval of community pool and club
house within-the Tuscany Subdivision. The pool will be constructed#on a common lot
area to be used as an asset as well as an amenity to the homeowners in the community.
We feel that this pool and its surrounding structures, clubhouse, playground facility, and
parking lot will greatly benefit`the City of Meridian and its residents: The community
will be use for leisure and swimming recreation. Off street parking will be provided by
the developer and built according to the City of Meridian's off street parking code. Other
pool structures are planned for the remaining areas of the development and will be
submitted for approval at a later date.
The trash removal plan has been discussed and approved by SSC the;waste management
company servicing the Tuscany Subdivision. A 95-gallon (toter), which is the common,
upgraded waste removal trashcan used for home sites will be used at'the pool site. This
trash bin will be taken to the street on a weekly basis through the direction of the
homeowners association. I have contacted SSC and this is an acceptable solution for
trash removal, which does not require an additional written approval. Other subdivisions
with pools use this same method, which is approved by SSC.
Tuscany Development Inc. will be directing and supervising the installation of this pool
structure. The construction will be done in accordance with all building provisions set
forth by the Building Department when approved by the Planning and Zoning
Department. ~
