The proposed driveway aisle is only 22'. Provide a 25' wide drive aisle adjacent to all 90 -degree parking stalls, while not reducing the length of the parking stalls below that required by ordinance. Except for the above-mentioned change, the site plan is not to be altered without prior written approval of the Planning and Zoning Department. Landscape Plan: The landscape plan, labeled LS -1 & LS -2, dated 11-08-04, prepared by Harvest Design, and stamped "approved" on 7-7-05 by the Meridian Planning and Zoning Department is approved with no changes. No field changes to the landscape plan permitted; prior written approval of all material changes is required. Parking: The project engineer/architect shall certify that the number and size of handicap -accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA. The applicant shall be responsible for meeting the requirements of ACHD and ITD as they pertain to this development. Curbing: Per Ordinance 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. • 0 Curbing may be cut to allow for storm water runoff. Sidewalks: All sidewalks shall be constructed as shown on the approved Site Plan and in accordance with the Meridian City Code requirements (MCC 12-5-2.K). Sidewalks shall be constructed prior to occupancy of the permanent building. Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the specifications provided. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Li tin : Lighting shall not cause glare or impact the traveling public or neighboring development. Down -shield all lighting so it does not spill onto adjacent properties. Signage: No signs are approved with this CZC. All business signs require a separate sign permit in compliance with the sign ordinance. Trash Enclosure: The applicant is not proposing any dumpsters. The applicant is proposing to have SSC pick up the garbage curb side. Any future trash enclosure must be built in the location and to the size approved by SSC. Handicap -Accessibility: The proposed site improvements must be in compliance with all federal handicap -accessibility requirements. Protection of Existing Trees: Any existing trees on site must be protected in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per Ordinance 12-13-13-4, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval ofprotection measures prior to construction. Any severely damaged tree must be replaced in compliance with Ordinance 12-13- 13-6. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City ofMeridian Planning and Zoning staff for approval prior to the issuance of a building permit.
