Zoning: C -G 4 Comments: Conditions of Approval: Project is subject to all current City of Meridian ordinances and conditions of approval for the Stow -It project. The issuance of this permit does not release the applicant from any previous requirements of AZ -04-013, CUP -04-017 and RP -04-002 (or any other permits issued for this site). The hours of operation of the storage facility shall be contained between 6:00 a.m. and 10:00 p.m. on all days. All building construction within this phase shall substantially comply with the elevations prepared by Moore Design Associates on 5-5-04 "and the elevations submitted with this CZC application. Site Plan:. The site plan prepared by Bailey Engineering, Inc., labeled C-2, dated 4-25-05, and stamped 6-9-05 "approved" by the Meridian Planning & Zoning Department, is approved with no changes. The site plan is not to be altered without prior written approval of the Planning & Zoning Department. NOTE: The "areas' shown for future development and not a part of project on the submitted site plan shall be maintained free of combustible vegetation (weeds). The five internal storage buildings, and the retail/office buildings along Overland and Stoddard are not approved for construction with this CZC. Landscayin—%z: The submitted landscape plan prepared by Moore Design Associates, labeled Sheet L- 1, dated 7-30-04 and stamped "approved" on 6-9-05 by the Meridian Planning & Zoning Department is approved with the following change: 1) The City Council approved lawn not hydroseed for the landscape areas. All grass areas shall be improved with sod and not hydroseed. Other than the above- mentioned change, the approved landscape plan is not to be altered without prior written approval of the Planning & Zoning Department. No field changes to the landscape plan permitted; prior written approval of all material changes is required. NOTE 1: Landscaping materials on the west side of the site shall be coordinated with the adjacent property owner. No trees within this area shall have a mature height greater than 25 -feet. NOTE 2: MCC 12-13-7-4 requires at least 5 different types of tree species to be used on this site; trees shall lie planted accordingly. • 1 i4,� Irri ation: An underground, pressurized irrigation system must be installed to all landscape areas per a a the approved specifications and in accordance with MCC 12-13-8 and MCC 9-1-28, Curbing: Per MCC 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops,. or other approved protective devices. Curbing may be cut to allow for storm water runoff. Parking_ The project engineer/architect shall certify that the number and size of handicap -accessible spaces conforms to the Americans with Disabilities Act (ADA). The applicant shall be responsible for meeting the.requirements of ACHD as they pertain to this development. Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Li tin : Lighting shall not cause glare or impact the traveling public or neighboring development. Down -shield all lighting so it does not spill.onto adjacent properties. Signage: Except for directional signs, no signs are approved with this CZC. All business signs require a separate sign permit in compliance with the sign ordinance. Trash Enclosure: The applicant is not proposing any dumpsters on this site. Any future dumpster(s) must be screened in accordance with MCC 11-12-1.0 and built in the location approved by SSC. Handicap -Accessibility: The structures, site improvements and parking must be in compliance with all federal handicap -accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning & Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: Prior to occupancy, all improvements required by CUP -04-017, including but not limited to: landscaping adjacent to Overland Road and Stoddard Road, right-of-way dedication and sidewalk construction along Overland Road and Stoddard Road, fire hydrant and water main installation (as required by the Public Works Department and/or the Meridian Fire Department), tiling irrigation ditches/laterals, pressurized irrigation installation, and all other applicable public improvements required by MCC 12-5-2 shall be completed. Prior to occupancy the applicant shall either post a surety with the City or construct the fountain/amenity approved with CUP -04-017. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy. Plan Modifications: The approved Site and Landscape Plans, stamped "approved" on 6-9-05 are not to be altered without prior written approval of the Planning & Zonin Department.
