Site Plan: The Site Plan is approved per Sheet C 1.1 (dated 3/24/05, by Pinnacle Engineers), stamped
"approved" on 4/26/05, and per the 8 '/2 x 11" site plan. The -site plan is not to be altered
without prior written approval of the Planning and Zoning Department.
Landscape Plan: The Landscape Plan is approved per Sheet L7.01 (dated 3/17/05, by The Land
Group), stamped "approved" on 4/26/05, and per the 8 '/2 x 11"plan. The landscape plan is
not to be altered without prior written approval of the Planning and Zoning Department. No
field changes to the landscape plan are permitted; prior written approval of all material
changes is required.
Parkin :The parking area shall be paved and striped in accordance with MCC 11-13-4. Project '
engineer/architect shall certify that the number and size of handicap-accessible spaces ~

conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have
signage in accordance per ADA.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per
the specifications provided.
Curbing: Per Ordinance 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other
vehicle use areas, must be protected by curbing, wheel stops, or other approved protective
devices. Curbing may be cut to-allow for storm water runoff.
Li tin :Lighting shall not cause glare or impact the traveling public or neighboring development.
Sidewalks: All sidewalks shall be constructed as shown on the approved Site Plan and in accordance
with the Meridian City Code requirements (MCC 12-5-2.K). Sidewalks shall be constructed
prior to occupancy of the permanent building.
Handicap-Accessibility: The structure, site improvements and parking must be in compliance with all
federal handicap-accessibility requirements.
Trash Enclosure: All dumpsters andlor carts must be screened from view and not be visible by the
public or from adjacent properties. Trash enclosures must be in the location and size as
approved by SSC.
ACHD Acceptance: Applicant shall be responsible for meeting the requirements of ACRD as they
pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a
building permit. If any changes must be made to the site plan to accommodate the ACHD
requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning
stafffor approval prior to-`the issuance of a building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by
providing surety to the City in the form of a Letter of Credit or cash in the amount of 110%
of the cost of the remaining improvements. A bid must accompany any request for

This project is a new .13,797 sq. ft., one-story retail building located on a 2.08-acre parcel
on the corner of Linder and Cherry Lane. The use of the building will be primarily small
retail users.
Building and parking access is taken off Cherry and Linder. The parking shall include a
cmu dumpster enclosure and all drainage shall be contained on site.
The developments design intent is to provide for an appropriate project land use and a
visually pleasing structure with the necessary design compatibility and landscaping to co-
exist with the existing residential and commercial neighbors.
The materials for the building will include split faced cmu, honed cmu, and stucco with a
single slope roof concealed by a parapet.

Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is used, a

THIS SPECIAL WARRANTY DEED (this "Deed") is from Boise Surplus
2002 LLC, an Idaho limited liability company ("Grantor") to Mike Cherry Crossing
LLC an Idaho limited liability company as to an undivided thirty three and one third (33
1/3) percent tenant in common interest, and Shannon Cherry Crossing LLC an Idaho

Due to weather conditions, the ground is now frozen and we are unable to complete the
landscaping at the above referenced project. Because of this, I am requesting a
Temporary Occupancy Permit of 120 days.
Attached please find the Landscape bid. in the amount of $15,925.00
The landscaping is approximately 15% completed: The completed portion is as follows:
• Top soil has been placed and fine graded
• Some of the pipe work is completed
