Idaho Ave. Meridian, Idaho 83642 RE: Kingsbridge Subdivision Side Setback Variance Request — Letter of Intent Dear Mayor and Council, As representative for Boise Hunter Homes, please accept this application for Kingsbridge Subdivision No. 2 & 3, located at E. Kingsbridge Dr, approximately 1/3 mile East of Eagle Road in Meridian, Idaho. This application includes a requested Variance of the Side Setback for 72 residential home lots. The property contains 38.33 acres zoned R-2. The property was previously approved in December of 2010 for single family residential development known as Kingsbridge Subdivision Phase 2 & 3. A Development Agreement Modification application has been submitted concurrently with this request. We are requesting a side setback Variance specific to the 15' second story of homes as indicated within the City of Meridian R-2 Zoning. We request to reduce this to 7.5' consistent with the first floor side setback indicated within this Zoning designation. No other variances are requested. See breakdown bellow. This inability will narrow Boise Hunter Home's capability to provide the best possible product that Buyers are demanding. • Kingsbridge Subdivision Phase II & III were previously approved under the R-3 zoning designations which no longer exists. This substantial change coupled with commitments of 24,000 square foot lot requirements and single story home construction on parameter lots has created a hardship. Further, the density is below R-2 maximums and open space exceeds minimums. Phase II & III lots are orientated in such a way that the reduced second story side setback would not affect or impact any adjacent properties or homes. This request provides optimum design flexibility, larger yards and finished product diversity. This is consistent with the goals and intent of the Comprehensive Land Use Plan and R-2 Zoning, therefore would not be considered a "special privilege" but rather the removal of a hardship. This variance would not have a detrimental effect on the public health, safety, or welfare. In conclusion, Kingsbridge Subdivision phases 2 & 3 will be a quality addition to the City of Meridian. Its close proximity to the medical and professional uses nearby, in addition to the I- 84 corridor, make it a perfect location for single family development as originally approved. Due to its size, the development should be attractive to families, retirees, working professionals and empty -nesters who will find its location to general services without leaving the confines of the area desirable.
